The Analyst or Associate position in the industrial & logistics group, whose title and compensation shall be dependent on work experience, reports to the Director based in Denver. The position is charged with heavy front-end involvement for greenfield developments and core plus acquisitions of light industrial product in Denver and Phoenix. This position will play a key role in the underwriting and financial modeling of new investment opportunities and will prepare equity, debt and investment committee packages for review and presentation. Once approved, the position is a key member of the team coordinating due diligence and closing. Once projects are secured, the position will work with the Director and Hines construction manager to manage third party GC's and third-party leasing teams, toward an on-time and on-budget construction delivery and a successful lease up of the project and a subsequent sale or financing. Responsibilities include, but are not limited to:
Financial Analysis: Preparation of financial models, preparation of development budgets, investment committee presentations and monthly financial reports. Establishing and updating MLAs for new and existing investments.
Marketing & Leasing: Actively engaging in the marketing process of new and existing buildings as well as responding to RFPs, drafting proposals, and coordinating lease documentation.
Project Management: Participating in on-site construction meetings with the Hines construction manager and the third-party GC. Coordinating the work of external consultants, including architects and engineers in addition to internal teams, including construction, accounting, and property management.
Investor Relations: Interfacing with institutional investors for the purpose of raising and deploying capital and reporting to existing investors.
Minimum Requirements include:
Bachelor's degree from an accredited institution. One or more years minimum experience in commercial real estate.
Exposure to finance, construction, and leasing.
Excellent interpersonal and communication skills with an eye for detail and a record of problem solving.
Must possess a sense of urgency and the desire to grow the amount of invested equity in the target markets and target profiles.
Educational and work experience that demonstrates proficiency in financial analysis. Perform numerical and financial calculations and analysis.
Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
Possess excellent interpersonal skills.
Think creatively and contribute to project success.
Successfully manage a variety of tasks within a tight time schedule.
Demonstrate strong initiative and ability to work independently with minimal oversight.
