About Propolis:
Propolis is a vertically integrated real estate development and property management company specializing in coliving and flexible living. We offer both long-term and short-term leases in fully furnished apartments, with utilities included. As we prepare to launch our newest building, we're seeking a dedicated Lease-Up Specialist to join our team. This full-time role is crucial for the initial lease-up phase, with the term lasting until the building is fully stabilized.

Job Description:
As a Lease-Up Specialist at Propolis, you will be at the forefront of leasing our newest coliving and flexible living property. Your primary responsibility as a leasing agent will be to attract and secure tenants, ensuring a smooth lease-up process and achieving high occupancy rates. To fully immerse yourself in the community and provide an exceptional leasing experience, we strongly prefer that you live in one of the units on-site during the lease-up period. This role concludes once the building reaches stabilized occupancy.

Key Responsibilities:

Tenant Attraction & Screening:

Market and promote available units through online platforms, community outreach, and property tours.

Stay informed about local rental market trends and competitor offerings to maintain a competitive edge.

Screen prospective tenants thoroughly, ensuring they align with our community standards and coliving ethos.

Leasing Process Management:

Oversee all aspects of the leasing process, including qualifying applicants, preparing lease agreements, and coordinating move-ins.

Respond promptly to in-person, phone, and email inquiries, providing detailed information and scheduling property tours.

Accurately explain lease terms, community policies, and any unique aspects of coliving to potential and current residents.

Customer Service & Community Engagement:

Foster positive relationships with incoming residents by addressing their needs and concerns in a timely and professional manner.

Uphold ethical standards, fair housing regulations, and company policies in all leasing activities.

Collaboration & Reporting:

Work closely with the property manager and other team members to achieve leasing goals and maintain property standards.

Assist in preparing weekly, monthly, and special reports on leasing activities and occupancy rates.

Participate in property marketing events and outreach programs to maximize property visibility and appeal.

Compensation:

Weekly Stipend: You'll receive a competitive weekly stipend throughout the lease-up period.

Performance Bonuses: Earn additional bonuses for each lease signed, rewarding your success in driving occupancy.

Fixed-Term Role: This is a full-time position that will last until the building reaches stabilized occupancy, offering an excellent opportunity to contribute to a high-impact project.

On-Site Living: To enhance your engagement with the community and support your role, we strongly prefer that you live in one of the units on-site during the lease-up period.

Qualifications:

Proven experience in leasing, property management, or a related field, preferably in coliving or flexible living environments.

Be available to work weekends occasionally, as leasing activity often peaks during these times.

Strong understanding of the local rental market, fair housing laws, and industry best practices.

Excellent communication, negotiation, and customer service skills.

Ability to work independently, manage multiple priorities, and meet leasing goals.

A proactive and enthusiastic approach to community building and resident engagement.
