As Assistant General Manager, you are expected to provide support to the General Manager in the daily operations of the property, maintaining policy and procedure and improving the value of the community through various on-going responsibilities. These responsibilities include but are not limited to, sales, leasing, resident relations, budgeting and reporting, property and staff management, account management and rent collections, customer service, market research, and administrative tasks. You are also directly responsible for the Community Assistant's training, scheduling and oversight. \n Responsibilities: Demonstrate and uphold a positive and professional approach towards the company, residents and their visitors, prospective residents, vendors, the University, and the public. Assist in directing the daily activities of safety, leasing and marketing and resident relations.Consistently achieve property occupancy goals by practicing company procedures and standards. Seek improvements in operations to meet and/or exceed financial and leasing goals and maximize Net Operating Income.Command leasing and marketing efforts to reach goal of 100% occupancy year after year.Participate in after hours on-call duties which may include after-hours and weekend emergencies, lockouts, fire alarms, etc.Maintain complete and accurate community files and records, including audits of lease files and ensuring all data has been input correctly into management software.Conduct weekly market studies and other reports to help develop better strategies and forecast for the future.Assists in giving leasing tours, answering phone calls and responding to emails effectively. Present the property and apartments to prospective residents, utilizes feature/benefit selling, closes the sale and completes follow-up.Maintain resident ledgers to ensure correct balances and aids in collection of rent, deposits, and other charges; minimizes delinquency through consistent follow-up, including phone calls, emails, notices, and personal visits. Support the General Manager in any disciplinary or promotional recommendations of all office personnel.Assist in ensuring that entire staff complies with corporate procedures, Fair Housing laws and company policy and expectations. Supports the General Manager in interviewing, screening and hiring new team members and train staff and new hires of all aspects of the property and its operations. Perform any other reasonable requests made by supervisor. Requirements: Minimum 2 years of relevant work experience. Experience in property management or student housing is preferred.Bachelor's degree is preferred.Customer service, organization, creativity and sales skills are essential.Must be willing to work holidays and/or weekends for special events, when necessary. Must be available for the entire month of August and be available for overtime, as needed during "turn" season.Must participate in after hours on-call responsibilities and be within a 25-minute drive to the assigned propertyGreat ability to effectively use and navigate computers, tablets, social media and software, including Microsoft Office and property management software.Ability to prioritize, multitask, and manage a team.Must be willing to travel for company events, conferences, and to assist other properties.
