Salary Range: $80,000-$95,000 annually based on experience.

Project/Position Overview:
The project involves construction of new multifamily structures (4 buildings) and associated site work.
Phase 1a includes two 6-plex (1-bed, 1-bath) units, and Phase 1b includes two dorms (8-bed, 4-bath) units.
Essential Duties: Oversees all phases of construction projects from pre-construction planning to project closeout, including inspections, scheduling, budgeting, and quality control.
Reviews and verifies project documents including submittals, shop drawings, payment applications, schedules, payrolls, and quality control reports to ensure compliance with project requirements.
Conducts daily site visits to monitor construction progress, workmanship, quality, and adherence to contract documents, building codes, safety standards, and accident prevention plans.
Facilitates clear and timely communication with all project stakeholders, including the DSC, to address issues, concerns, and potential risks.
Preserves a neutral and professional demeanor in all interactions with the Construction Contractor, Park/Region/Contractor, and other stakeholders.
Resolves disputes and negotiate contract changes as needed.
Protects sensitive procurement information and avoid disclosing it to unauthorized parties.
Organizes and leads project meetings, including weekly progress meetings, internal government meetings, and meetings with external stakeholders.
Prepares comprehensive meeting minutes and distribute them to relevant parties on deadline.
Manages RFIs, change orders, and contract modifications to minimize delays and cost overruns.
Reviews and verifies contractor payment requests and supporting documentation.
Prepares detailed daily reports, including photographs, documenting construction activities, issues, and progress.
Facilitates and documents inspections, including initial, follow-up, and final inspections.

Required Education, Knowledge and Skills: Bachelor's degree in Construction Management or related field.
Minimum of 5 years of progressive construction management experience.
Experience providing similar services for similar projects.
Proficiency in construction management software, including Microsoft Project, Teams, Word, Excel, Adobe PDF, and other industry-standard tools.
Ability to read, interpret and understand the construction contract, plans and specifications.
In-depth knowledge of construction practices, building codes, and safety regulations (OSHA 30-hour certification preferred).
Minimum of OSHA 30-hour construction safety training preferred.
Experience in cost estimating, scheduling, and payment request evaluation.
Skill in defining, documenting, and managing scope changes.
Excellent written and verbal communication skills.
Strong problem-solving and conflict resolution abilities.
Ability to effectively collaborate with diverse teams, including clients, contractors, and subcontractors.
Strong organizational and time management skills, with the ability to prioritize tasks in a fast-paced environment.
