Job Description Entrada Partners is seeking a Director to become an integral part of our asset management and operations team. Based in the Dallas office, the person will play a critical role in all aspects of asset management, including financial analysis, leasing, budgeting and reporting for existing investments, as well as selectively assisting with acquisitions and due diligence efforts for target investments. The position offers the opportunity to gain a wide breadth of experience in flex, office, and industrial investment and operations including close interaction and collaboration with senior management. Responsibilities Financial Analysis: Assist with and oversee the financial analysis, modeling, and underwriting/projection of existing assets as well as select acquisition targets in various stages of operation (e.g. stabilized, distressed, value-add and lease-up) utilizing Excel and Argus Enterprise. Prepare and update cash flow models that will be utilized in the ongoing valuation of real estate investments. Market Research: Provide research support utilizing online, internal, and external resources. Gather market research and stay current on industry trends. Maintain thorough market awareness in targeted markets through direct research and review of third-party research. Reporting: Prepare variance reports, analyses, and portfolio summaries for senior management. Review monthly operational reports, property forecasts, and Argus cash flows for accuracy and provide variance analysis. Support investor communication and prepare portfolio reporting. Asset Operations: Support asset management on investment execution and aid in acquisition due diligence reviews. Assist with asset/portfolio financings and potential disposition efforts. Perform analysis to support leasing decisions. Monitor portfolio performance, prepare analysis to support property decisions to ensure execution is consistent with portfolio investment objectives. Work within RAVTI and VTS asset management software programs to ensure data integrity. Ad hoc analysis as the need arises. Qualifications: Bachelor's degree in Real Estate, Business, Finance, Accounting, Economics or a related field is required. 3+ years of real estate experience in industrial/office/flex real estate. Experience and knowledge in asset underwriting, investment, and operations is required. Proficiency in ARGUS Enterprise preferred. Advanced proficiency in Excel, including building models and data analysis. A strong analytical thought process with sound judgement and a keen attention to detail. Ability to be a self-starter and work effectively in a small team and contribute to areas beyond the direct scope of responsibility. Excellent written and verbal communication skills. Must have strong project management skills, including the ability to multitask and meet deadlines in a timely manner. Motivated and results-driven with strong work ethic. Attention to detail and a desire to produce the highest quality work product. Superior organizational skills and the ability to manage multiple complex and diversified work-streams in a fast-paced environment.
