Position: Floating Manager
Summary:
The Floating Manager is an integral part of our team, supporting various aspects of property management under the guidance of the Operations Manager. This role encompasses tasks such as leasing, marketing, accounting, maintenance, resident relations, and management reporting. With a focus on flexibility and professionalism, the Floating Manager ensures seamless operations even in the absence of the Property Manager. Travel within Florida is required for approximately one week each month.
Key Responsibilities:
- Assist the Property Manager in supervising on-site staff and resolving property management issues.
- Collaborate with the Property Manager to ensure vendor compliance with service contracts and recommend vendor contracts when necessary.
- Contribute to the preparation and implementation of operating and capital budgets, as well as operating expense reconciliations.
- Conduct routine property inspections to identify and address any issues promptly.
- Ensure adherence to owners' policies, regulations, and governmental directives.
- Oversee building life safety and security systems for optimal functioning.
- Review accounts payables for accuracy and coordinate work order requests with maintenance technicians or vendors.
- Schedule building activities, including move-ins/move-outs, and verify insurance coverage.
- Maintain regular communication with corporate staff and assist in the preparation of monthly reports as needed.
- Facilitate property management, accounting, marketing, and construction needs in coordination with the Property Manager.
- Perform other duties, responsibilities, and special projects as assigned, including handling resident and rent payments and software-related tasks.
Qualifications:
- High school diploma or equivalent; preference given to candidates with a minimum of 2 years of Tax Credit experience.
- Demonstrated sales and/or leasing experience.
- Proficiency in Windows, Word, Excel, Adobe Acrobat, and Outlook; familiarity with OneSite is advantageous.
- Strong analytical, verbal, and written communication skills.
- Excellent organizational abilities with keen attention to detail.
- Ability to prioritize tasks efficiently and work both independently and collaboratively.
- Effective presentation skills and the capability to interact with various stakeholders.
- Capacity to work under pressure and interact with diverse personalities.
- Aptitude for interpreting business documents and regulations.
- Reliable, dependable, and adaptable to changing needs.
Physical Requirements:
While predominantly a sedentary role, occasional lifting (up to 10lbs), walking, bending, and standing may be required. Reasonable accommodations will be provided to enable individuals with disabilities to perform essential functions.
