The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures.
Responsibilities
Ensure the facility is well-maintained in a safe and comfortable manner.
Manage the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel.
Inspect storage rooms, work rooms, utility/janitorial closets, etc. for upkeep and supply control.
Participate in facility surveys made by authorized governmental services.
Ensure that outside services are properly completed/supervised in accordance with contracts/work orders.
Assist in establishing a preventative maintenance program. Make daily rounds to ensure that maintenance personnel are performing required duties and that appropriate maintenance procedures are being followed to meet the needs of the facility.
Maintain fire alarm and other fire protection and preventive systems.
Complete carpentry and other building repairs within the scope of expertise.
Monitor, maintain, and record inventory and order supplies as needed to ensure supplies are available.
Head snow and ice removal for the sidewalks.
Be on call seven days a week, 24 hours a day for emergencies when required.
Job Requirements
Must possess, as a minimum, a high school education or its equivalent.
Must have, as a minimum, one year of experience in a supervisory capacity in a maintenance-related position.
Must have a valid driver's license.
Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times.
Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
Must be knowledgeable in building codes and safety regulations.
Must be licensed in accordance with current applicable standards, codes, labor laws, etc.
Must be able to handle calls outside of normal work hours for maintenance emergencies.
Required Experience
Maintenance Director: 1 year.
Required license or certification: Electrical or HVAC.
Plumbing certification preferred.
