The Facility Alterations area within the Capital Programs organization manages various construction projects as well as the installation and removal of portable classroom building fleet. The Project Manager, Facility Alterations will serve as the supervisor, on-site contact, and manager of these projects from inception to completion. The incumbent works closely with the Coordinator of Portables and Renovations in the implementation of policies, procedures, and best practices necessary to create and maintain safe, functional, and serviceable facilities.
Plans, schedules, and supervises Construction Projects and the installation and removal of Portables classrooms Coordinates with professional consultants, school-based personnel, administrative staff, and contractors to develop appropriate project scope and documentation for each projectIdentifies and procures the services of contractors as required to implement workRequests and evaluates bids and proposals from contractorsPerforms site visits to evaluate existing site conditions as required for each project scope of workManages & updates schedule of the projects in accordance with Department's master work scheduleObtains project approvals, building permits, inspections, and files Certificates of Occupancy accordinglyProcesses the information submitted and follows up on the projectsConfers with and directs the work of contractors, utility providers, and school-based staff to coordinate construction and prevent delaysInspects construction to ensure compliance with FCS quality standards and specifications and prepares punch lists accordinglyPerforms project close out and warranty follow-up servicesSurveys and documents the entire FCS portables fleet annually for classroom usage, maintenance needs, and overall quality as requiredAssists the Coordinator of Portables and Renovations with special projects, information gathering and preparing reportsPerforms other duties as assigned by the appropriate administratorRequired Education Bachelor's Degree in A closely related field or Equivalent experience (8 years - 2 years of similar work level experience = 1 year of college); A combination of experience and education may be used to meet the Bachelors Degree requirement
Certification/Licensure Valid Driver License required
Experience QualificationsMinimum of 5 years of experience in construction or project management at a management or supervisory level
Knowledge/Skills/AbilitiesUnderstanding of building infrastructure systemsThorough knowledge of building and fire codes as they apply to construction projects and the installation of portable classrooms buildingsAble to read and interpret schematic and construction drawingsProven ability to work & collaborate effectively with District and school personnel, the public and external stakeholdersGood decision-making and problem solving skillsAbility to supervise and work effectively with departmental and school personnel, with contractors and vendorsGood computer skills, including database creation and management and the use of project management softwareAbility to work independently and as a team memberMust be able to perform multiple tasks, projects, and responsibilitiesExcellent verbal and written communications skills with the ability to present information clearly, concisely and creativelyWorking ConditionsNormal office and school environmentConstruction work site and workshop environmentsSome exposure to weather including heat, cold, dampness, and/or humidityPhysical DemandsRoutine physical activity associated with normal office environmentMust be able to climb ladders and work from scaffoldsMust be able to stand, crouch, and climb to use ladders Posting ID:  30750 It is the policy of the Fulton County School System not to discriminate on the basis of race, color, sex, religion, national origin, age, or disability in any employment practice, educational program, or any other program, activity, or service.
