Real Estate Analyst
This role will be in Dallas, TX and will report to the Regional Asset Manager (RAM).
The Real Estate Analyst (REA) supports Siemens Real Estate (SRE) in the efficient management of real estate assets and projects. This role is pivotal in ensuring compliance with internal processes, maintaining accurate data in Siemens systems, and facilitating communication between stakeholders. The REA is responsible for overseeing lease and contract administration, maintaining project timelines, and ensuring the accuracy of financial and operational reporting.

What you'll be doing...
Lease and contract administration:
Review and manage theOption Judgment Reportto monitor lease expirations, renewals, and closures.
Update and maintain lease data inPlanonandSharePoint, ensuring renewals are entered at least two years in advance.
Coordinate the activation and deactivation of Real Estate Units (REUs) as locations are added or closed.
ProcessUse Fee Agreements (UFA)for shared workspaces and coordinate internal occupancy agreements.
Financial and project management:
Enter and update project data inPlanon, including maintenance projects, renewals, and new leases.
Request and manageWork Breakdown Structure (WBS)codes for financial tracking of projects.
Ensure proper documentation and coding of projects to comply with sustainability requirements, includingEU Taxonomy reporting.
Process broker rebate invoices and ensure accurate tracking of commission rebates.
Vendor and Accounts Payable Management:
Process purchase requisitions (PRs) throughSAP, managing approvals based on financial thresholds.
Support invoice processing usingNextGenandIOL, ensuring alignment with financial systems.
Troubleshoot payment issues and coordinate with vendors to resolve discrepancies.
Operational Review and Reporting:
Schedule and documentOperation Review Callswith Regional Asset Managers (RAMs), Finance, and Operations teams.
Track and update project status in shared systems to ensure visibility across stakeholders.
Maintain project folders (e.g.,PCT-HLE) with all necessary documentation, including quotes, purchase orders, and agreements.
Tools and System Management:
UtilizeEvolutionERfor WBS requests, REU management, and document uploads.
Manage internal systems such asPlanon,SharePoint, andSAPto ensure accurate data flow and reporting.
Support sustainability initiatives by coding and documenting relevant projects per Siemens guidelines.
Basic Requirements:
Possessing a bachelor's degree in a field such as Business Administration, Real Estate, or a related field (or equivalent experience).
Having experience in real estate administration or a related field, preferably in a corporate environment.
Proficiency with systems such as SAP, Planon, and SharePoint. 
Strong organizational and multitasking skills with attention to detail. 
Effective communication skills for collaborating with cross-functional teams. 
Additionally, you have sustainability awareness with familiarity with sustainability practices and EU taxonomy guidelines being a plus. 
Being committed toonsite presenceat least three days a week. It is expected that you will visit the Property Management Units within your area of responsibility on a regular basis. Travel required up to 30%.
Must be able to work in the US without need for sponsorship now or in the future.

The pay range for this position is $80,920-$138,720 with an annual incentive target of 10%. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications and premium geographic location.
