Objective To identify, acquire, and manage multifamily investment opportunities that align with TruAmerica's strategic goals of delivering superior investor returns.
The role focuses on underwriting, sourcing, and overseeing the acquisition process for assets across primary and secondary markets, ensuring alignment with the company's mission to maximize value through renovation, repositioning, and operational excellence.
Tasks and Responsibilities Perform underwriting of multifamily assets and oversee analysts/managers who perform the underwriting process.Review initial underwriting of Manager/Analyst and finalize key details of the proforma, including completion of T12, rent roll, CapEx plan, debt, equity, rent survey, sales comps, market data, rent growth assumptions, property taxes, operating expenses, rent premiums, etc.Ensure all underwriting procedures and policies are followed.Review underwriting procedures with Co-CIO and make recommendations on asset valuation and offer price along with deal strategy.Due Diligence and Closing Process Ensure Acquisition Manager and Acquisition Analyst follow all steps of the due diligence checklist process through each milestone to completion.Responsible for packaging the deal to completion, including physical, legal, equity, and debt.Acquisition Sourcing Actively source new opportunities through brokers, marketed listings, and off-market relationships directly with principals to understand ownership structures and access key decision-makers.Demonstrate a strong understanding of broader acquisition goals and how potential assets fit into this strategy.Effectively allocate time and resources to markets and deals to achieve organizational goals.Market Research Actively seek new and evolving knowledge of submarket nuances.Establish a thorough understanding of employment and population growth while being aware of key shifts in MSAs.Understand the development pipeline in relation to owned and pursued assets.Pitch/sell opportunities to internal (Investment Committee) and external stakeholders (equity/debt).Understand the Investment Committee's key criteria for deal approval.Seek and obtain knowledge about opportunities and markets to instill confidence in the Investment Committee.Demonstrate understanding of which equity groups fit potential acquisition opportunities and prepare to pitch these opportunities.Present a full understanding of the transaction to the Investment Committee to ensure clarity on the pros and cons of potential transactions.Abilities/Qualifications Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
