Tripalink is seeking an experienced Assistant Development Manager to join our Development team. We are seeking a motivated team player with a strong work ethic that offers exceptional interpersonal and problem-solving skills. The Assistant Development Manager is responsible for managing general contractors and consultants. The Assistant Development Manager should also be comfortable working in a fast-paced environment.
\n ResponsibilitiesManage multiple projects and general contractorsControl the budget associated with the project and negotiate best pricing.Manage and review change orders.Manage utility coordination, such as electricity, water, and sewer.Negotiate and buyout contracts and subcontracts as needed.Manage day-to-day operation aspects of a project and scope.Manage and execute estimating and pricing aspects of projects, including creating realistic and comprehensive estimates and executing change pricing as neededPrepare for engagement reviews and quality assurance procedures.Ensure project documents are complete, current, and stored appropriately.Develop cost-effective plans and schedules for completion of projects following a logical pattern for utilization of resources.Select and coordinate work of subcontractors working on various phases of the project.Oversee performance of all trade contractors and review architectural and engineering drawings to ensure that all specifications and regulations are being followed.Responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.Responsible for ensuring that construction activities move according to predetermined schedule and project profitability forecast, monitoring the progress of construction activities on a regular basis and holding regular status meetings.Maintain strict adherence to the budgetary guidelines, quality and safety standards.Report to owners and architects about progress and any necessary modifications of plans that seem indicated.Monitor jobsites and construction quality through regular site visitsReview and apply for loan draw requests Qualifications: Education: Bachelor's Degree in Construction Management, Architecture, Civil Engineering, or related fieldExperience: Minimum five years' experience in Construction doing ground-up multifamily. Knowledge, Skills And Abilities Required:Entrepreneurial aptitude combined with a strong work ethic and the desire to learn.Ability to think critically and creatively, and execute sound judgment.Excellent communication and team leadership skills.Skill in both verbal and written communication.Ability to work effectively with all levels of employees while inspiring respect and credibility.Ability to perform multiple tasks in a complex operating environment.Detail-oriented with the ability to follow directions accurately.Proficient knowledge of Microsoft 365, Bluebeam, PlanGrid, and Procore Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required. The position is in-person. Able to work Monday - Friday , 9:30am - 6:30pm PST.
This Position Also RequiresValid driver's license.Flexibility in days and hours worked.Ability to lift or move up to 20 pounds. Hearing and visual ability to observe and detect signs of emergency situations.Fluency in English both verbally and non-verbally.
