ASSISTANT MAINTENANCE JOB DESCRIPTION
POSITION PURPOSE
The purpose of this position is to ensure quick and efficient maintenance and repair of the physical property and all related equipment.
This position reports to the Lead Maintenance as well as the Property Manager.
RESPONSIBILITIES AND DUTIES
The principle responsibility of the Assistant Maintenance is to "make ready" vacated apartments as well as complete work orders in preparation for new move-ins and existing residents.
This entails any and all repairs and/or maintenance of major or minor proportions.
These repairs include, but are not limited to:
Electrical - light bulbs, switches, fixtures, etc.
Carpentry - trim, moldings, doors, cabinets, caulk, etc.
Plumbing - faucets, sinks, garbage disposal units, commodes, drains, etc.
Painting - touch up's, full paints, counter-tops, tubs, cabinets, etc.
Miscellaneous - door stops, dead bolts, telephones, window panes, locks, weather stripping, appliances, roof repair, etc.
The Assistant Maintenance will handle work orders received from the Lead Maintenance or from the Property Manager for any work that must be done in occupied apartments.
It is of critical importance that maintenance response quickly and courteously to the resident's complaints.
If, for any reason, a repair must be delayed, the resident should be informed of the reason for the delay and given an estimate of the times and day the repair will be completed.
The Assistant Maintenance will also perform inspections and preventative maintenance on a routine basis under the direction of the Lead Maintenance and Property Manager.
This includes work on all aspects of the community, such as individual apartments, common areas, grounds, building exteriors, swimming pool area and filtration system, etc.
Preventative maintenance is critical in order to ensure al cost effective maintenance program.
Assistant Maintenance is also responsible for keeping the shop in order and in some instances the landscaping.
