Position Summary: As the Assistant Property Manager at Badger State Lofts Apartments, you will play a pivotal role in ensuring our community generates a satisfactory cash flow, maintains compliance with Company standards and regulatory agreements, and delivers top-notch resident experiences. This position will also involve managing the property effectively in the absence of the Property Manager.
Requirements Essential Duties and Responsibilities: Collaborate with the Property Manager to oversee community operations, including leasing, compliance, recertifications, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, and team development. Work closely with other KCG Company team members. Ensure timely reporting and maintain open communication regarding the property's performance, addressing concerns, questions, issues, and requests promptly. Assist in maintaining the community's appearance and physical aspects to meet Company and Owners' established standards. Participate in showing, leasing, and the move-in process for prospective residents. Maintain all resident files, ensuring compliance and accuracy of all paperwork and documentation. Handle rent collection, deposit procedures, resident deposit refunds, and all resident communication, including resident complaints, late notices, and balance letters. Manage all account records and transactions, including NSF's, rent allowances, concessions, rent increases, and other management-approved debits and credits. Collect past-due balances from former residents and maintain collection files. Demonstrate the ability to resolve resident complaints and direct pertinent issues and matters to the Property Manager. In the Property Manager's absence, assist in monitoring staff for the successful operation of Badger State Lofts Apartments. Perform other related duties as assigned by management. Knowledge and Qualifications Required: High school degree required. Minimum of 2 years of residential property management experience; or a combination of education and experience preferred. Proficiency in Microsoft Office programs. Minimum of 2 years of experience with Low-Income Housing Tax Credit (LIHTC) programs. Physical Demands: Regularly required to walk the property and climb steps up to 50 percent of the time. Must be able to be in a stationary position up to 50 percent of the time for computer work and operating office machinery. Ability to exchange accurate information with tenants and others in the office while interacting. Occasionally lift and/or move up to 25 pounds. Capable of reviewing work for errors and making necessary adjustments. Work Environment: Occasionally exposed to moving mechanical parts. Low to moderate noise level in the work environment.
