About the role: Position: Building Maintenance Tech Overview:
Seeking a vigilant and dedicated individual to serve as the primary observer and caretaker for Tiburon Ventanas I Condominium Association. The successful candidate will work closely with the Property Manager (PM) to ensure the property's upkeep, security, and operational efficiency. This role requires someone detail-oriented, with a keen eye for maintenance needs and a proactive approach to property care.
Responsibilities: General Duties:Act as the "eyes and ears" of the property, enhancing familiarity with the premises and its residents.Maintain a thorough understanding of the Association's Rules & By-Laws.Keep detailed records of inspection and maintenance activities, including outcomes and timelines.Regular communication with the PM on property conditions and maintenance concerns.Weekly Tasks:Inspect and ensure the proper functioning and security of building gates, garage gates, mechanical room doors, trash room doors, and lock boxes.Identify and report any new leaks, mold, or drainage issues throughout the property, including garages, mechanical rooms, and roofs.Verify the functionality of lighting across common areas and replace any faulty fixtures.Examine owner storage areas for lighting issues, air conditioning function, and leaks.Survey the property perimeter for safety hazards and unauthorized parked vehicles, reporting findings to the PM.Daily Responsibilities:Execute assigned handyman duties.Communicate owner inquiries and concerns to the PM.Oversee and log the activities of vendors working in common areas.Ensure elevators operate smoothly and all components function correctly.Bi-Monthly:Join the PM in comprehensive inspections of common areas to identify any maintenance or cleanliness issues.As Needed:Support vendors and unit inspections.Manage AC filter replacements and perform monthly emergency light tests.In emergencies, coordinate with response services and execute hurricane preparation tasks as outlined. Requirements: Proven track record in maintenance or property surveillance roles.Excellent observational and reporting skills.Ability to perform physical tasks and handyman duties as needed.Strong communication skills for effective coordination with the PM, residents, and vendors.Readiness to respond to emergencies and perform tasks to mitigate potential property damage.
