Job Description – Mechanical Commissioning Agent (Controls Background)
Summary: A Commissioning Agent (CxA) has a technical background and in-depth expertise with the commissioning process including verification techniques, functional performance testing, system equipment and O&M knowledge. The role of the Mechanical Commissioning Agent (CxA) is to act as a third-party authority systematically verifying that mechanical systems are functioning in accordance with the design intent and Owner's Project Requirements (OPR). Some of the actions of the Commissioning Agent will include verification and testing during all 5 levels of commissioning, as per ASHRAE Guideline 0. The ideal candidate for this role would have a background in controls and familiarity with Schneider Electric & Automated Logic BMS Infrastructure.
This role is travel based with 50-75% travel annually.
Must reside on the East or West coast Responsibilities: Assist with bid and proposal development.Communicate clearly, confidently, and professionally with Clients / Engineers of Record / GC's / Subs / Vendors.Develop Cx procedures with use of a template, customizing based on drawings and SOO.Understand and effectively communicate the Cx process in meetings as needed.Assist PM with Cx Schedule development.Assist PM with adjusting Cx schedule due to failures or equipment readiness changes.Assist with developing load bank plan to effectively test mechanical systems during integrated testing.Assisting with verifying requirements and scheduling necessary test equipment for a project.Assist in the development of TAB Verification plan.Conduct TAB Verification as directed.Review commissioning documentation leading up to L4 testing.Coordinate and execute functional testing with support of team members.Fill in a daily onsite testing log. Perform infrared (IR) scanning/analysis and record data in spreadsheet.Mark IR photos for mechanical equipmentAssist in the development of an IST Report including excel charts of data collected.QA/QC procedures.QA/QC written reports.QA/QC IR reports.QA/QC PQM reports and snapshots.Assist with developing a test plan for a non-standard product [Site Refresh, Non-Data Center/Mission Critical Facility]. Requirements: Work experience: 2+ years of CxA or Controls experience, mission critical preferred,Education: 4-year college degree or equivalent field experienceTraining: CxA Certification preferred General understanding of all building automation, mechanical, electrical and plumbing systems Military experience a plusComputer Skills: Microsoft Office programsExperience with mission-critical facilities and operations (Chillers, Pumps, CRAH/CRAC Units, Fire Systems, Control Systems, Air Handling Units)Math Skills: Must be able to calculate figures and amounts (percentages and proportions)Communication: Understands instructions and can convey information to others in a simple and unambiguous wayOrganizational skillsLeadership abilitiesAbility to work from home effectively and travel to project sites 50-75% of the time Top Skills & Proficiencies: InitiativeAbility to take directionOrganizationResponsivenessDecision-MakingData Entry SkillsData Processing SkillsDependabilityReporting Skills Deadline OrientedProblem-Solving and Critical ThinkingPlanning and OrganizingCommunication SkillsIntegrityTeamworkNegotiationAdaptabilityStress Tolerance Work Conditions and Physical Demands: Must have a dedicated home office that is conducive to daily responsibilities.Must be able to move about the work area and travel to worksites as needed or required.Must be able to communicate with a variety of individuals; must be able to follow verbal and written instructions/directions and respond to inquiries.Must be able to frequently perform strenuous physical activity including but not limited to: stand for eight or more hours at a time, move in rugged or unstable conditions, work in adverse weather, handle or feel objects, tools or controls which may not be visible, reach overhead. Occasionally may be required to climb ladders, stoop, kneel, crouch or crawl.Must be able to carry test equipment up to 30 pounds
