What you will do:

Independently oversee and direct ownership related activities on assigned portfolio of assets currently under development. Effectively represent the financial interests of Northwestern, as well as preserving Northwestern's prestige and reputation. Fully understand each investment from both a physical point of view as well as from an investment structure perspective. Strong communication and negotiating skills are essential, and the incumbent is expected to recognize the pivotal issues in each negotiation and must understand the financial effects of each proposal. Consistently willing to accept new 'stretch' assignments.
Demonstrate strong leadership skills with partners, developers, consultants, and internal team members. Proactively mentor newer members of the asset management team.
Demonstrate exceptional judgement and willingness to proactively enhance asset value/performance, demonstrate willingness to contribute ideas that may enhance portfolio performance and/or strategy, and demonstrate courage to diplomatically challenge the status quo (strategic and/or process).
Accountabilities

Independently oversee and coordinate the construction process for primarily apartment and industrial assets.
Identify and resolve any issues regarding the project design, and/or materials with the partner/developer, work collaboratively to ensure the best short and long term outcomes for NM and the investment.
Be involved in the discussion and final outcome of decisions that involve solving unforeseen issues. The incumbent must coordinate with the various disciplines to ensure that the property is built on time, is of high quality, within budget, and in conformance with the plans and specifications. Demonstrate the judgement to identify value-add opportunities, value engineering trade-offs, and conflict resolution during the development process. Work closely with third party consultants in making design and construction decisions. The incumbent must inspect the property on a regular basis, and review construction draw requests to ensure that proper documentation is being provided and that the project is proceeding as expected. Work collaboratively to address shortfalls or concerns with schedule, quality, and/or budget issues with the project team (Owner/Architect/Contractor/NM Consultant and others). Analyze and opine on potential changes and change orders during construction, work on the ultimate decision regarding same. Work with operations asset manager throughout construction process for ultimate seamless transfer to asset management at project completion. Build trust and confidence with production and asset management leadership that client relationships will be carefully managed.
Independently oversee and coordinate a multi-year mixed use land development. Analyze and determine best use alternatives, manage marketing efforts and coordinate sales efforts. Work closely with the law department on parcel dispositions.
Willingness to take on a mentor role and work with mentee to share skills, knowledge and expertise. Take personal interest in the mentoring relationship and invest in success of mentee. Demonstrate the ability to empower mentee to develop their strengths and personal attributes. Willingness to not only provide guidance but constructive feedback.
Qualifications

Bachelor's degree in business, architecture, engineering or relate field, MBA preferred
5+ years of experience in real estate development or related field
Travel up to 25% required
Position is located in Milwaukee with expected attendance in the office minimum four days per week.

Compensation Range:
Northwestern Mutual pays on a geographic-specific salary structure and placement in the salary range for this position will be determined by a number of factors including the skills, education, training, credentials and experience of the candidate; the scope, complexity as well as the cost of labor in the market; and other conditions of employment. At Northwestern Mutual, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
