Our SelectLeaders' client is a fully integrated, private equity real estate firm with offices in Chicago, Milwaukee and Minneapolis. They develop, operate and invest in real estate assets in high barrier-to-entry markets with favorable supply and demand fundamentals. They are seeking a Director of Capital Markets will be responsible for the sourcing, strategy identification, structuring,  terms and document negotiation, and closing of real estate debt for the company's private equity real  estate platform. The Director of Capital Markets will also play a key role in the relationship management  effort for third party lenders as well as monitoring the company's existing portfolio of real estate debt including quarterly valuations and handling of debt in exit situations. 
\n Principal Duties and Responsibilities: Works in collaboration with CEO/Manager, Executive Vice President Capital Markets,  Executive Vice President and project principals and Investment Committee to support the debt procurement initiatives of the platform. Develops and maintains relationships with prospective construction and permanent lenders to source efficiently priced capital for all new acquisition and development opportunities and refinancing of existing portfolio investments. Sources and maintains lending relationships (e.g., banks and other commercial lenders) in target  markets to achieve optimal execution. Oversees database of local, regional and national debt providers to create efficiencies in the debt procurement process within targeted markets. Actively monitors database to ensure it captures all relevant quotes, transactions, and meaningful dialogue. Proposes the most efficient and effective execution on a deal-by-deal basis given the profile of  specific investments or refinance initiatives. Keeps senior leadership and individual deal teams apprised of progress on each debt  procurement assignment. Collaborates with acquisitions, development and investment teams to facilitate concurrent closings (when desired) of investments and debt. Establishes relationships with loan brokers that serve as correspondents in the permanent  lending markets (e.g., life insurance company executions). Manages the productivity of any loan brokers engaged to assist in procuring permanent debt  through their correspondent relationships. Provides input and approves all debt related assumptions embedded in underwriting models. Contributes to the preparation of investment committee memorandums pertaining to capital  markets. Monitors changes in the debt markets and provides recommendations as to timing of any  refinancing from a portfolio management perspective. Supervises associates and analysts in the preparation of financing packages. Stays current with market trends in the real estate lending space and shares market updates with  team. Takes responsibility for all negotiations of loan documentation with borrower's and lender's  counsel. Oversees closing process associated with all loan transactions.Coordinates timelines associated with the closing of investments and loan transactions. Works with third party service providers to structure and enter into interest rate hedging  instruments. Performs other duties as requested by management.  Knowledge, Skills, and Abilities: Bachelor's degree in Finance, Real Estate, Business Administration, or equivalent  combination of education and work experience.Master's degree strongly preferred. A minimum of five (5) years of real estate capital markets experience with proven experience to develop and maintain trusted relationships internally and externally. Ability to lead a debt origination process from start to finish. Demonstrated experience in sourcing debt, negotiating legal documents, and structuring  transactions. A self-starter with strong judgement and ability to spot opportunities and develop creative  solutions. Results driven and ability to work collaboratively as well as independently. Displays utmost attention to detail. Highly organized and able to multi-task in a high-paced environment (time  management skills) with a strong sense of urgency. Must have strong interpersonal and communication skills. Advanced knowledge of Microsoft Office and proficient in Argus, MRI, Excel, Word, PowerPoint.
