Salaried/Management working position

Summary:

In accordance with the mission and values of The Village of St. Edward, the Director of Facility Services is responsible for the overall maintenance and repair of the senior living campus, building systems, and grounds. Responsibilities also include oversight and management of the Security and Housekeeping teams with assistance from the Facilities Services Supervisor and Housekeeping Supervisor. Coordinates maintenance and repair activities with functions of other departments, Facility Services Supervisor, Housekeeping Supervisor, and Directors. Works independently with little supervision.

Qualifications:

High school graduate or graduate of a technical school preferred, for performance of general maintenance duties.

Five to ten years of experience in maintenance. Preference given for experience in healthcare organization, especially nursing home/retirement community.

Must possess a valid Ohio driver license in good standing and comply with the requirements stated in The Village driving policy.

At least 2 years of supervisory experience, more is preferred.

Excellent written and verbal communication skills.

Must be able to lift, push, and pull 50 lbs. independently, and over 75 lbs. with assistance.

Possess the necessary dexterity to operate machines, buttons, levers, etc.

Able to work in confined spaces.

Able to work at elevated heights.

Walk, stand and sit intermittently throughout the day.

Thorough knowledge of boilers, compressors, generators, and allied machinery as well as the various mechanical, electric, and plumbing systems.

Ability to read and interpret blueprints.

Knowledge of local codes and ordinances.

Knowledge of safety regulations.

Ability to plan and carry out program in repair or new construction and/or installation.

Knowledge of record keeping and cost estimating.

Ability to supervise and direct the work of others.

Specific knowledge of Word, Excel, and email or the willingness to learn.

Supports the philosophy of person-centered care (PCC) by actively participating in the person-centered care process.

Job Responsibilities:

Provides care, maintenance, and repair of institutional property, equipment, and grounds as directed by the Administrator.

Assures care in the use of supplies and maintenance of equipment used in performance of duties.

Regularly inspects property and equipment for compliance with all applicable regulations.

Coordinates and takes emergency call and is on an on-call rotation.

Orients, assigns duties, supervises, and evaluates work performance of all personnel under the Director of Facility Services structure.

Assists in the operation of Housekeeping/Laundry, facilities team, and security when needed.

Plans, directs, and supervises maintenance program (heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, communications, carpentry, painting, plastering, refinishing, and similar work; heavy-duty cleaning, grounds care, maintenance of institutional equipment and vehicles). Schedules maintenance on repair, preventive, replacement, and new installation basis.

Works collaboratively with Human Resources on hiring and retention of employees and achievement of facility goals and benchmarks.

Presents training to new hire orientation and monitors compliance of training.

Works collaboratively with other Directors of Facilities services within The Village of St. Edward communities and serves as backup when needed.

In accordance with budgetary parameters, the Director requisitions supplies and equipment for use in department activities.

Arranges work with, schedules and cooperates with outside contractors in the performance of their duties.

Recommends new work methods, systems, equipment, etc. to Administrator.

Keeps complete records (manual or computerized) of work performed and costs involved.

Coordinates work of Facility Services Department with other department functions so as not to interrupt resident care or normal business functions.

Advises and consults with the Administrator/Assistant Administrator on maintenance and repair needs concerning structure, equipment, and grounds.

Controls and monitors budgetary expenditures (including labor) and reports on variances to the Administrator.

Inspects all buildings, equipment, and systems regularly for compliance with local codes, ordinances, and safety regulations.

Prepares and submits reports, as directed by Administrator.

Functions as the Safety Officer for the campus and maintains records.

Organizes and leads Safety Meetings, as well as maintains minutes from each meeting.

Performs maintenance duties including electricity, plumbing, painting, carpentry, mechanical repairs, heating, cooling, and water systems.

Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, etc.

Available to participate in and contribute to special events at The Village of St. Edward.

Responsible for implementing an effective customer service program in Facility Services.

Performs other duties as assigned.
