WHAT WE ARE LOOKING FOR: Propper Asset Management is seeking a skilled Maintenance Technician to ensure the excellent condition and functionality of our mixed-use developments. We are in search of a meticulous professional with a practical mindset and keen attention to detail. The ideal candidate should be able to work autonomously and collaboratively as part of a team, leveraging online maintenance tools like Yardi to enhance efficiency. Our maintenance team is dedicated to delivering an exceptional resident experience by maintaining and improving the aesthetics and functionality of our buildings and amenities.
The successful candidate will have a versatile skill set and superior customer service skills, being cross-trained across multiple properties. This role is based at our Corporate facility in St. Charles and involves significant interaction with our large mixed-use properties within a commercial retail and multifamily residential complex.
RESPONSIBILITIES: Perform manual repairs and general maintenance as necessary, such as fixing locks, replacing windows, patching walls, and repairing fixtures. Conduct general upkeep procedures like landscaping, painting, and carpentry as assigned. Perform general maintenance of electrical systems and maintain heating and plumbing systems to ensure functionality. Complete work orders and make ready tasks as assigned. Respond to emergency maintenance assignments when on-call. Inspect alarm systems (fire, protection) and schedule repairs when needed, maintaining records of self-performed inspections. Maintain pools, hot tubs, and spas, testing and maintaining records of water quality and chemistry per local and State code. Maintain refuse systems and handle trash removal. Follow procedures for purchasing and expense reporting. Undertake special projects and other duties as assigned by management.
QUALIFICATIONS: A qualified candidate will have proven experience as an apartment maintenance technician and excellent customer service and communication skills. They should possess a basic understanding of electrical, hydraulic, HVAC, plumbing, aquatic, and other systems, and have knowledge of general maintenance processes and methods. Proficiency in using tools, common appliances, and devices is essential, along with manual dexterity and strong problem-solving skills. While a Certified Maintenance and Reliability Professional (CMRP) certification is desirable, working knowledge of Yardi is a plus.
REQUIREMENTS: 3-5 years' experience in multifamily/commercial property maintenance, hospitality maintenance, or a similar role Ability to respond onsite to emergency calls within one hour when on-call Valid driver's license, dependable transportation, and automobile insurance as required by the State of Missouri Primarily local travel during the business day PHYSICAL DEMANDS: While performing the duties of this job, the employee is frequently required to reach with hands and arms, stand, talk or hear, walk, and use hands to handle or operate objects, tools, or controls. Regularly required to sit, climb or balance, stoop, kneel, crouch, or crawl. Must be able to lift heavy objects up to 50 lbs., use cleaning detergents, and work under varying temperature conditions.
