Description SCOPE:The incumbent performs a variety of mechanical work requiring the knowledge and use of proper work methods, tools and materials.
Performs work independently without close supervision.
Instructions from a Maintenance Supervisor or Senior Maintenance Worker may be required on more difficult tasks.
The incumbent reports to the Property Manager or their designee.
ALTERNATIVE SHIFT-Monday, Thursday, Friday, Saturday and Sunday. ESSENTIAL DUTIES AND RESPONSIBILITIES:

Install and repair plumbing fixtures Install and repair waste and soil line piping within the building envelope.
Open sewer lines and plumbing stoppages.
Troubleshoot and repair forced air furnaces and hot water tanks.
Trace short circuits.
Remove electric wiring and installs new wiring.
Install lights, switches and plugs.
Perform carpentry work (e.g.
laying tile and underlayment, and rebuilding floors).
Repair and prepare metal, wood, masonry, plaster and drywall surfaces for painting.
Mix and apply paint to interior and exterior surfaces.
Install and repair metal and wood cabinets, doors and windows.
Attend required workshops, seminars, staff meetings, etc.
to stay current on job requirements.
Clean work areas to include the residential units and common areas where work was performed Ensure curb appeal of the properties is well maintained by keeping exterior and interior areas are clean, free of litter, debris, trash and hazards and maintenance repairs are addressed in a timely manner Provide excellent customer service Perform additional duties as assigned.
Requirements QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each competency satisfactorily.

DESIRED QUALIFICATIONS: High school diploma or equivalent experience.
Demonstrated proficiency in reading, writing and basic business math at a twelfth grade level.
Demonstrated knowledge of the standard practices, tools, materials and safety related to general building and grounds maintenance.
Demonstrated ability to work independently and to perform all basic repairs needed to make ready housing units.
EQUIPMENT USED: Typical equipment used includes, but is not limited to, the following: circular, table and reciprocating saws; electric drill; sander; electric auger and gas torch.
