As a General Manager, you will lead and transform large-scale manufactured home communities (800+ sites) by driving operational excellence, strategic growth, and creating an exceptional living environment. You will be responsible for comprehensive community management, strategic leadership, and achieving breakthrough performance across multiple critical business dimensions. A General Manager manages properties that are typically over 800 sites in total.
\n ResponsibilitiesTeam Management and Leadership (~25% of time)Provide visionary leadership for communities with 800+ sitesDevelop and implement comprehensive strategic initiatives to drive community performance Manage and develop a large staff of 10+ team members, including multiple Assistant Community Managers and other support staffAligns team performance and results with key business outcomes; ensures delivery against community goals and Objective and Key Results (OKRs)Build a high-performance culture that aligns with Havenpark's core values and strategic outcomesOperational Excellence and Financial Performance (~25% of time)Deliver exceptional net-operating income (NOI) performance through sophisticated financial managementDevelop and implement advanced strategies to optimize revenue streams Conduct in-depth financial analysis to identify cost-saving opportunities and efficiency improvementsOversee comprehensive budgeting, forecasting, and financial reportingManage complex vendor relationships and negotiate strategic contracts Implement innovative approaches to expense management and operational efficiencySales and Business Development (~25% of time)Lead advanced sales strategy for home sales and community occupancy Develop and implement comprehensive marketing and sales initiatives Set and drive ambitious sales targets across the communityImplement sophisticated sales pipeline management and conversion optimization strategiesHold Sales and Leasing Agents to rigorous performance standards and provide advanced coachingDevelop targeted marketing campaigns to attract high-quality residents Analyze market trends and adjust strategies to maintain competitive positioningResident Experience and Community Engagement (~10% of time)Create and implement comprehensive resident experience strategiesDevelop advanced resident retention programsOversee complex resident relationship managementImplement Innovative community engagement initiativesManage and resolve high-stakes resident concerns with diplomacy and strategic thinking Compliance and Risk Management (~5% of time)Ensure absolute compliance with federal, state, and local regulationsDevelop and maintain robust compliance training programsManage complex legal and regulatory risk mitigation strategies Conduct comprehensive audits and implement corrective action plansEnsure strict adherence to Fair Housing Standards and ethical business practicesCollections (~5% of time)Ensure all rent is billed accurately and collected on-timeComplete all legal action and notices required in compliance with State and Fair Housing StandardsCurb Appeal (~5% of time)Ensure community equipment and amenities meet safety regulationsProvide a safe and beautiful place for residents to call home through ensuring resident's homesites and common areas are kept to Havenpark's standardsProvide input into community capital plans and ensure all capital projects are completed on time, within scope and budget and according to Havenpark policies QualificationsEducation: You have a high school diploma or GED. Associates degree preferred but not required. Experience: 7-10 years of progressive leadership experience in property management Proven track record of managing large-scale communities (800+ sites) Demonstrated success in driving sales, improving NOI, and leading large teams Experience in regional leadership roles highly preferred Deep understanding of manufactured home community operations Physical Demands: You can spend long hours sitting while using office equipment, such as computers. This position will also require walking within the community and the lifting of materials and supplies from time to time. Skills: You have strong organizational skills and attention to detail. You are able to think critically and are a problem solver. In addition, you have excellent written and verbal communication skills. Additional Requirements: You are able to pass a criminal background check, have a valid driver's license, and a good driving record.
