As a General Manager with Bell, you will be the business leader and fiscal decision-maker of the property.
You will oversee the entire operation including staff performance, resident satisfaction, and financial success.
The General Manager is responsible for ensuring that the property is properly staffed and managed to provide an optimal return to investors.
Additionally, this position also has specific training and experience to oversee multiple managers and provide guidance on operating and financial issues to those managers.

What you'll do to make a difference:
Lead, direct, and control all facets of the community to ensure quality services and a high degree of customer satisfaction by Bell Operations standards and policies, while working within budgetary guidelines
Generate income through leading the sales team, monitoring market conditions, controlling budget, attracting residents, and retaining them through superior customer service
Hire, manage, and develop associates to ensure community performance and adequate staffing
Work with owner/investment partners to maintain and improve the value of assets
Provide oversight of the annual budget process for each community and conduct monthly meetings with on-site leadership to keep them apprised of current issues
Assist with renovation and execution plans as needed, and report accidents/property incidents promptly
Review the financial operations monthly; review variance reports and provide explanations of variance
Evaluate market conditions with each Leasing Manager to determine unit prices in accordance with the market and budgeted goals
Develop strategies to market and showcase the property to prospective residents in conjunction with the Leasing Staff and Corporate Marketing Department
Obtain bids for all contract services and oversee routine capital projects
Maintain the physical asset through weekly inspections of all properties
Enforce adherence to all laws, including but not limited to Fair Housing and OSHA
Regular attendance and punctuality
What you bring to our team:
Understanding of and alignment with Bell Core Values
BA/BS in Business, Hospitality, Property Management, or a related field
At least 3 years of multi-state apartment experience required, with a minimum of portfolio of 1,500 units of 4 or more properties
Working knowledge of tenant and eviction laws, and Fair Housing Laws
Third-party management experience preferred
Yardi software, MS Excel, Word, Outlook experience preferred
Excellent oral and written communication skills
Strong financial management skills and well-versed in budgeting and forecasting
Strong interpersonal skills to develop and enhance business relationships
Sales and marketing experience to include sales training and goal setting, market analysis, market plan creation, and implementation
Strong leadership and management skills to include recruiting, hiring, team building, coaching, and mentoring skills
Effective team building and good decision-making
Ability to build credibility and trust with owners/stakeholders
Physical requirements of the job:
Walking, bending, reaching, climbing, and lifting to 30 lbs.
Ability to work with mechanical and electrical equipment, as well as hazardous materials
Must be comfortable with heights and moving heavy objects
Compensation Range
Annual Salary: $100,000.00 - $120,000.00
Incentive compensation opportunities are available and are performance based.
