Job Description Summary:
We are seeking a qualified professional to lead our Design & Construction team.
Job Description:
The Global Head of Design and Construction provides management and oversight of all capital improvement projects throughout the Company's global portfolio. This position is accountable for the coordination and supervision of a small internal team along with external consultants and contractors engaged to build, renovate, and/or refresh existing facilities. It is also responsible for the development and execution of an annualized and multi-year capital budget. This role reports directly to the Head of Corporate Real Estate.
Primary Job Responsibilities:
This position leads and manages project teams of project managers, architects, engineers, consultants, contractors, vendors and other professionals through the process of planning and implementation of all real estate capital projects. Specific duties include, but are not limited to:
Initiate procurement for all vendor services and coordinate with the Procurement team throughout the process;
Assist Legal and Third-Party Risk in onboarding all required vendors
Oversee and manage the planning and analysis of conceptual design and preconstruction activities;
Oversee and review the development of architectural and engineering construction drawings and bid documents;
Ensure designs comply with approved Company standards;
Meet with city officials, contractors, architects, engineers and consultants to manage and mitigate issues and obtain status updates;
Prepare cost estimates for use in roadmap planning and for inclusion in CBA evaluations;
Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes;
Coordinate and direct internal resources (i.e. PMO, Project Coordinator…);
Develop and monitor project budgets and schedules including updating and maintaining web-based project controls including forecasting and cash flow;
Provide analysis of budgets and schedules and their effect on the financial objectives of the project;
Review contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules and standards;
Authorize the issuance of contracts, purchase orders and approve and process scheduled progress draw packages for payment;
Manage the project close-out process to a successful completion;
Observe and report on construction progress and construction related issues;
Provide updates and reporting to leadership as requested;
Prepare documentation for analysis and review of specific issues;
Schedule, lead, and document project meetings;
Learn and understand all company policies related to the role;
Promote and exhibit the highest level of professionalism, integrity, and ethics.

Required Skills and Experience
10-15 years' industry experience with a minimum of 5 years in Project Management and preferably with corporate real estate leadership.
The position requires a motivated self-starter with a high level of personal integrity and business ethics who thrives working in a team environment. The position requires the ability to develop long-term relationships with clients and other business partners. Close collaboration and alignment with other Real Estate & Facilities departments as well as other internal stakeholders is crucial. Time management and personal effectiveness skills are essential as are good communication skills, organizational skills, and computer skills. The applicant will need to demonstrate skills in managing people; managing successful projects; meeting client expectations and timelines; procuring and engaging design, construction, and consultant services; the ability to maintain professionalism in the face of deadlines; exhibit good listening, negotiation, and problem-solving skills; and show the ability to handle confidential information with discretion and trustworthiness.
