We are seeking a highly organized and self-motivated individual with strong Excel, systems, and analytical skills to join our team. The role involves managing and coordinating residential site development projects, ensuring smooth operations from estimating and bidding to securing permits and approvals. Key responsibilities include negotiating subcontract agreements, maintaining lot fit matrices, coordinating with inspectors and developers, and overseeing development partner projects. Administrative duties involve tracking development costs, managing permits and bonds, and maintaining project documentation.
The ideal candidate will possess excellent interpersonal skills, the ability to prioritize and multitask in a fast-paced environment, and advanced proficiency in MS Office 365, particularly Excel. A background in business, engineering, or construction management, or prior experience in homebuilding or land development, is preferred.
Duties and Responsibilities Land DevelopmentEstimate and solicit bids for residential site development projectsAssist in the negotiation of subcontract agreements and proposalsCreate and manage lot fit matrix for site development projectsWork with purchasing, production and sales teams to secure and/or provide approvals, permits and documentationAssist in securing permits, bonds and other sureties as needed for land development projectsCoordinate and negotiate with inspectors, developers and homebuilding team regarding deliverables, schedules and issuesContractor coordination, site visits, documentation and inspections, scheduling, progress meetings, preconstruction meetings for ongoing development project.Assist in the management and oversight of development partner projects and lot deliveriesFinished lot inspections and documentation Administrative DutiesTrack historical development costs for future project evaluationTracking material pricing increases and decreasesTrack and manage Erosion Control & Stormwater permittingTrack and Manage the project bonding, bond reduction/release process (completing work, coordinating inspections, release bonds)Maintain bond and permit records and manage renewals as neededManagement of improvement plans and permit plan sets QUALIFICATIONS: Knowledge and Skills High level of interpersonal skills – with the ability to professionally interact with homebuyers, other team members, inspectors, contractors and developers.Self-motivated, ambitious, organized with the ability to prioritize and function successfully with minimal direct supervision. Ability to multi-task in a fast paced environment and can demonstrate drive and initiative to excel.MS Office 365 level computer skills required – including Word, Excel, Outlook, Powerpoint, etc.Strong analytical skillsEducation and Work Experience Associates or Bachelor's Degree in Business, Engineering, Construction Management, or a related field.Prior experience in homebuilding and/or land development is highly preferred.Equivalent combinations of education and relevant work experience may be considered.
