Summary: Plan and coordinate tasks needed to maintain the buildings and grounds in a state of good repair, cleanliness and attractive appearance.
Essential Duties and Responsibilities: include, but are not limited to:
Develop and recommend policies and procedures for proper maintenance of the buildings, grounds and equipment.
Coordinate and assign work to staff involved in Housekeeping/laundry services.
Requisition supplies needed within the annual budget. Request prior approval for items not in the budget.
Maintain neat, clean interiors and exteriors of the buildings.
Ensure that lawns and flower beds are maintained, manicured, watered and fertilized.
Ensure that roads are plowed in winter, driveways and walks cleared of snow and walks salted to prevent icing.
Ensure safe and proper storage of cleaning supplies, chemicals, tools and equipment.
Participate in tasks needed to maintain buildings and grounds.
Interview and recommend staff to Executive Director.
Participate in performance evaluations and disciplinary action required for Housekeeping staff.
Report concerns about Residents' well being to Executive Director.
Provide input to Resident assistance plans.
Repair equipment or requisition needed services to repair equipment.
Daily check for work requests of staff and Residents.
Maintain an accurate accounting of services chargeable to Residents and submit to Office by designated date (monthly).
Ensure proper removal and disposal of trash.
Assist with room setup and cleanup for special events.
Inspect buildings and grounds weekly and repair items identified as needing repair; replace light bulbs.
Refurbish living units for the next occupants (paint, repair holes in walls, etc.).
Accept on-call responsibilities as assigned by Supervisor.
Carry out other duties as assigned by Supervisor to ensure smooth operation of the program and to meet Residents' needs.
Knowledge Expectation: OSHA regulations-MSDS Sheets and procedures. Fire and Safety procedures. Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with ability to do minor repairs. Understanding of and ability to repair minor plumbing, carpentry and electrical problems. Apply methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair and electrical wiring. Use of standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades. Use basic math to add, subtract, multiply and divide.
Working Conditions: Heated/Air conditioned, well-lit facility with minimal barriers. Outdoor responsibilities in Winter and Summer. Lifting, pushing or pulling up to 50 lbs., using proper body mechanics or available equipment. Bending or kneeling to perform maintenance and cleaning tasks. Occasional weekend work for special events, storms or maintenance emergencies. On-call rotation schedule.
Qualifications: Handyman skills. Experience in maintenance or environmental services. Enjoyment in working with older adults. Any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described, including related work experience in one (1) or more of the building trades. Demonstration of organizational skills. Mature, pleasant, friendly and cheerful personality.
