Action Property Management seeks a Maintenance Technician for The Rivers located in Sacramento, CA. Job Summary: Responsible for the repair and maintenance of all common areas that are not outsourced to a vendor or service provider. The Maintenance Technician will be expected to observe safe working practices in carrying out the required duties and ensure that instructions specified by technical consultants, contractors and manufacturers are adhered to. The Maintenance Technician performs semi-skilled work in the care, maintenance and cleaning of the Associations common areas.
\n What You'll Do (Job Duties) Perform minor common area electrical maintenance and/or repairs.Perform minor common area plumbing maintenance and/or repairs.Perform minor common area carpentry work. Maintain proper levels of supplies for repair activities.Perform routine cleaning to common area amenities on a regular basis (Clubhouse, playground, Parks, etc.)Interacts with external contractors in the commissioning and debugging of building systems. Responds to and assists with emergency maintenance situations. Modify and optimizes building control systems as necessary. Respond to inquiries and investigate and resolve problems related to homeowner complaints. Maintain common area building lighting by replacing bulbs and ballasts when requested by management.Conduct routine property inspections. Completes associated reports and documentation.Complete work orders. If the request cannot be completed for any reason, communicates this information so that it can be updated in the system and followed-up on. Maintain a safe work environment. Report any issues that need attention to the Maintenance Supervisor.Report emergencies to the Maintenance Supervisor.Carry out any other reasonable maintenance duties assigned. Who You Are (Skills/Experience)Minimum of 1 year of Maintenance experience, preferably in hospitality or property management.Must be at least 18 years of age and pass a pre-employment background check and drug screening.Hands-on experience or course work in HVAC, Electrical, Plumbing, Painting, and Drywall is highly desired.
