JOB DESCRIPTION Perform a variety of skilled tasks involved in the maintenance and repair of HVAC systems and equipment to ensure efficient and continuous operation. Maintain building and equipment records and ensure compliance with local, state, and federal regulations and procedures pertaining to the facilities operation. This position is essential during emergency situations and the incumbent is subject to being requested to report to work.  SUPERVISION: The position reports to the Supervisor of Mechanics (HVAC/Plumbing) and will receive day-to-day direction and guidance from the Assistant Supervisor of Mechanics (HVAC/Plumbing).  REPRESENTATIVE DUTIES: Duties may include, but are not limited to the following.  Other duties may be assigned. Maintain and repair refrigeration, air conditioning and heating equipment, window and central air conditioning units, refrigeration systems, forced air heating and ventilation systems, and pumps. Use hand and power tools; maintain established standards and calibrations on all related equipment. Read and follow basic schematics and blueprints as directed. Maintain and repair of kitchen equipment including, but not limited to, stoves, refrigerators, microwaves, and dishwashers. Maintain preventive maintenance schedules in accordance with departmental policies. Safely operate a variety of college owned vehicles and equipment.  Review service requests from the computerized service request system and update requests as needed.  Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.  Effectively communicate with members of the Office of Facilities and members of campus community via phone, email, and in person. Establish a professional development plan; participate in workshops, seminars, training sessions and staff meetings as directed. Assume additional responsibilities as assigned and respond to calls for service, before, during, and after normal business hours as requested.  Periodically serve as a member of the HVAC team on-call rotation. QUALIFICATIONS:   High school diploma or GED and a minimum of 3 years or 6,000 hours experience in at least one skilled area. Knowledge of refrigeration, air conditioning, and mechanical system repair.  Strong written and verbal communication skills, ability to work as part of a team and with occasional independent assignments, with minimal supervision and the ability to lift and carry 80 lbs. Experience and ability to operate a variety of power/hand tools and testing devices, possess and maintain a valid Driver's License and adherence to the requirements of the Office of Risk Management.  Preferred: Possession of EPA 608 Certification WORK ENVIRONMENT: Most of the work of the incumbent is carried out within a generally accessible, safe, indoor/outdoor environment.  The incumbent must be able to operate power/hand tools used in day-to-day operation of duties. The incumbent may be required to use scaffolding, lifts, climb ladders and stand for long periods of time while using power/hand tools and equipment. Personal Protection Equipment, safety shoes and FR clothing may be required. The incumbent may also be working with hazardous materials. There will be times when the use of ventilators and respirators will be required.  Tools and footwear provided.
