Join a Company that Empowers you to Build your Future The Area Construction Manager is responsible for supervising, coordinating, and managing daily multi-family construction operations. This role involves leading, coaching, mentoring and managing individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value. The ideal candidate will be comfortable and experienced with the on-site coordination of all phases of construction projects. They should be able to coordinate trade partners, material, and equipment, ensuring the safety requirements and project specifications are being strictly followed, and work is proceeding on schedule and within budget. Previous multi-family experience required. Your Responsibilities on the Team  Supervise all Construction Managers and manage construction activities within assigned communities.
Guide the construction team on warranty issues, scheduling, trade partner oversight, quality control, price negotiations, and company policies.
Coordinate and oversee the daily tasks of trade partners according to job schedules and scopes of work.
Ensure contract documents adhere to City or County requirements and building codes.
Provide performance feedback about trade partners to the Director of Construction.
Inspect buildings and homes under construction for compliance with specifications and quality standards.
Ensure the timely completion and delivery of homes, maintaining clean and safe job sites.
Coordinate with municipal inspectors for the timely approval of development phases.
Monitor and manage Storm Water Management compliance, including inspections and documentation.
Assist the Construction Manager in Training with creating RFIs, submittals, and other necessary project documentation.
Manage departmental performance against set targets and budgets, adhering to company policies and standards.
Develop project-specific scopes of work for all trade partners and award contracts in accordance with the project schedule.
Maintain project budgets, including owner change orders, trade partner change orders, and budget adjustments.
Organize regular meetings with the project Owner and Architect and collaborate with the construction manager assistant to document meeting minutes.
Oversee monthly reporting to the project Owner and partners.
Work closely with the pre-construction and estimating team to finalize project budgets.
Qualify trade partners and work with the purchasing department to negotiate pricing.
Requirements Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; High School diploma or GED required.
A minimum of 4 years of relevant construction experience or education is required.
Preferably, candidates should have 5+ years of multi-family construction experience, especially with garden wrap and podium projects.
Class B license preferred.
Certain projects or locations may require specialized job knowledge or experience.
Strong understanding of multi-family construction.
Ability to read, understand, and modify project drawings, off-site improvement plans, and project-specific engineering reports.
In-depth knowledge of relevant building codes and all scopes of work.
Expertise in BuildPro, Hyphen, and Procore is preferred.
Proficiency in Microsoft applications including Outlook, Excel, Word, and Project.
General Overview of Compensation & Benefits: We reasonably expect the base compensation offered for this position to range from an annual salary of $102,294 $152,930, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
This position may be eligible for bonuses.
This position may be eligible for commissions.
This position will be eligible for the described benefits listed in the above section in accordance with Company Policy.

Physical & Office/Site Presence Requirements: Requires the ability to work in excess of 8 hours per day in a confined quarter of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs, climb ladders, bend, stoop, reach, lift, move and or carry equipment which may be in excess of 50 pounds, occasionally operate construction equipment.  Finger dexterity may be required to operate a computer keyboard and calculator.
