Being the local real estate expertrepresenting the SRE Property Managementbusiness to tenants and partners in "day-to-day"-operations.
You support the development ofspace optimizationaccording to customer needs and market developments and identify opportunities toimprove space efficiencyandoccupancy costs.

Yourealize space and service solutionsas required by tenants according to our framework, ensuring quality.

Youhand off spaceto customers,return space from customers(e.g. preparation, inspection) including documentation.

You maintainknowledgeand understanding abouttechnical assets/equipment.

You act aslocal interface to Facility Management Providers for facility servicesand manage the interface between provider and customer.

Yousteer and trackdelivery of facility services and review existing services in regard to provider quality and customer demand.

You support theevaluation and selection of outsourced vendors and service providersfor facility services in alignment with Regional Asset Manager.

You proactively manage to achieve the decarbonization goals by applying appropriate levers.

You are responsible for the implementation and roll-out of global projects and initiatives as well as ensuring the early involvement of customers.

Ensuring thefrictionless operation of your propertyandactively contributingto given targets.
You are responsible for thefinancial fulfillment of the agreed contracts with customers (e.g. net rent, service settlement) including timely payments to landlords and business partners.

You understand corporate real estate and its impacts on our business, including financial impacts and provide information forforecast and budgetfor your property.

You contribute to theannual OPEX settlement, with the Commercial Property Manager.

You ensure thecorrectness and validity of local data(including property energy consumption) in all tools, e.g. space, customers, contracts.

You effectively manage your purchase orders and invoices (e.g. creation and approval).

You are responsible for theachievement of the project targetsin agreed quality, maintenance volume/budget and timelines.
You develop long-term maintenance plans and applications for maintenance investments.

You advise the Operational Project Management team and customers on building technology aspects.

You steer/ensure adherence to local building standards and regulations, including proper documentation of owned buildings in asset register.

You maintain knowledge and understanding of technical assets/equipment and its conditions.

You understand technical interferences and impacts of technical assets/equipment, taking sustainability and EHS in maintenance into account.

Establishing aEHS Zero Harm Cultureand ensure adherence to EHS, security, and sustainability principles, guidelines, and processes.
Basic Requirements:
Possessing a bachelor's degree in a field such as Engineering, Real Estate, or other real estate related technical degree.

Having a minimum of 5 years of experience in Property Management and Facility Management Steering, with advanced experience in Project Management.

Bringing an advanced understanding of decarbonization and extensive technical product/system knowledge, local codes and EHS Guidelines

Displaying an open mindset and willingness to upskill and commit to continuous learning.

Acting with a strong customer orientation and customer centric mindset.

Possessing good cross-collaboration skills and a teamwork mentality.

Presenting basic commercial knowledge and opportunity/risk management.

Fluency in English, both written and spoken. 

Being committed toonsite presenceat least three days a week. It is expected that you will visit the Property Management Units within your area of responsibility on a regular basis. Travel required up to 50%.

The pay range for this position is $107,520-$184,320 with an annual incentive target of 15% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications and premium geographic location.
