In this dynamic position you will be a valued member of  Peak's core offerings and will support project managers on all aspects of the design and construction process across multiple projects. Responsibilities range from contractor/consultant due diligence, contract administration, invoice and pay application review, document management, and budget/schedule/meeting management. An Associate Project Manager demonstrates baseline knowledge of Peak's core offerings and a strong grasp of those duties critical to the role. \n Essential Duties and ResponsibilitiesEstablish the 'Project Plan' - Work with PM to understand the project's pillars, program, budget and schedule goals.Team Selection - Assist the PM with the due diligence, selection and hiring of architect(s), designers, engineers, contractors and other specialists as neededContract Administration – Provide contract administration of project-related contracts between the Owner and the various consultants and contractors required to execute the projectBudget Management – Work with the PM to develop a detailed macro project budget to define all known and projected costs to complete the project and update it weekly.Invoice / Pay App Review – Review invoices for mathematical accuracy, adequate backup documents, current COIs, and satisfactory work completed per the contract and site inspections.Change Order Management - Assist PM in reviewing and negotiating change orders and providing summary recommendations to the clientSchedule Management - Assist the PM with maintaining the macro project schedule Insurance Management – Maintain current COIs from all vendors and log in contract trackerMeeting Coordination/Notes – Schedule meetings, participate in meetings, and record meeting notesProject Status Report - Provide weekly summary level Status Reports of the Project.File Management - Maintain a comprehensive cloud folder updated on a frequent basis that includes critical project informationIf you are familiar with: pre-constructions, schematic design, design development, specifications and plan reading this will be very helpful, but we don't expect you will be fluent yet in these areas. Required Experience and Skills3-5 years of real estate experience in high-end residential architecture, construction, and or owners representation/project management (Ideally with projects over $10mil in GC costs)Bachelor's degreeKnowledge of all team members involved in a high end residential project.Comprehensive understanding of the design & construction process.Strong quantitative skills and proficiency in Google Docs, Google Sheets, Microsoft Office, Docusign, Adobe, and virtual meeting platforms.Excellent interpersonal, verbal, and written communication skills.Self-starter with the ability to learn quickly, work both independently and as a team member, and to prioritize and handle multiple tasks simultaneously in a highly detailed, organized and efficient manner.High emotional intelligence, ability to read a room and manage numerous personalities.Operate in an empathic, collaborative, and rigorous manner.Ability to respond to Peak team members, external team members and clients quickly.
\n$75,000 - $130,000 a year
The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position. Individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Your recruiter can share more about the specific salary range for your preferred location during the hiring process. - Full health coverage - medical, dental & vision. - 401K with a 3% contribution by Peak not dependent on your personal contribution. - Home office set up - You will be issued a computer and accessories by the Company and will receive $500 in reimbursement for other home office setup needs. - Stipend - You will receive $100 per month as a stipend to offset cell phone/internet cost and $1000 per year to spend on health and fitness. - Company Bonus Program - You will be eligible to participate in the 2024 Company Performance Bonus Program. Your target payout under the Program will be 10%, with final payout dependent upon Company and individual performance. - Generous PTO and Sick Days - You are entitled to 12 days of PTO in addition to the legally mandated sick leave days required by your local municipal county.
