Description
For each assigned project, the Preconstruction Project Manager will:
+ Ensure the Job Start-Up Process is completed in a timely manner
+ Deliver Customer Welcome Letter
+ Bill Deposit Invoice
+ Confirm Legal Entity and Property Name
+ Ensure the Job Information Sheet is Complete
+ Confirm change order and billing processes (Email; Physical Mail; Procore)
+ For customers requiring an online tool; the initial setup of that tool for all parties
+ Accurately communicate and coordinate any and all customer design changes in a timely manner
+ Read and Understand the Initial Job Scope of Work and verify any unique conditions
+ Read and Analyze bid drawings (Architectural and/or Structural)
+ Fill out drafting min.

+ Track any design changes during the preconstruction phase through Autodesk build
+ Ensure final order information is complete (Colors, other minor details, etc.)
+ Effectively communicate changes to Engineering, Drafting, and Compliance
+ Ensure the change order process is completed for design changes during the preconstruction phase
+ Ensure final changes are accurately incorporated into SSI Shop Drawings
+ Ensure pricing is verified before releasing it to the Project Manager
+ Communicate and coordinate any Engineering or Drafting Request for Information
+ Communicate, follow up, and return RPF requests to Engineering and Drafting
+ Follow-up on drawing status / Be the voice of the customer to get drawings completed on time
+ Communicate on-hold status for incomplete RFI requests to the customer
+ Ensure drafting has the latest proposal and/or change orders that would change our scope
+ Complete the Blue sheet through the pre-construction phase of the project
+ Ensure Contracts and Compliance Process is completed
+ Ensure Customer Submittals are delivered in accordance with the customer contract
+ Ensure Storage Structures Plans match the proposal/contract scope & Architectural Drawings
+ Release projects in CRM to begin construction
+ Document Site Conditions for construction planning
+ Read and Analyze Site Plans
+ Determine site accessibility, if any local trades are required, General Site conditions, allowed laydown area, availability of temporary power, underground/overhead obstacles, dirt work and foundation schedule, construction sequencing requests, and other critical information
+ Document communications and critical events utilizing CRM System & Autodesk Build
+ Follow up, Track, and Update customer's progress on-site work and foundations
+ Ensure that project design proceeds so that long lead time items are ordered in a timely manner
+ Schedule and provide information/documents for the Construction Hand-off meeting
Key Measures of success include:
+ High repeat orders / High net promoter score from customers
+ Proactive delivery and execution of change orders
+ On-time delivery of submittals and shop drawings

REQUIREMENTS
+ EDUCATION AND TRAINING
+ Bachelors Degree in Building Sciences, Project Management, or a related field
+ Experience may be accepted in lieu of education.
+ EXPERIENCE
+ Minimum of (3) years of experience in a general contractor or subcontractor construction company
+ Minimum of (3) years of experience in coordination and planning of construction projects
+ KNOWLEDGE AND SKILLS
+ Knowledge of construction business practices
+ Excellent command of project management tools and technics
+ Strong organizational and follow-up skills
+ Ability to investigate problems or potential problems to avoid reoccurrence
+ Ability to establish short-term and long-term plans to meet future needs
+ Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook)
+ Ability to communicate at numerous levels internal and external to the company
+ Excellence in oral and written communication in English
+ PHYSICAL AND SAFETY REQUIREMENTS
+ Occasionally travel to and walk through active construction sites including unleveled/broken ground and temporary stairwells
+ Able to talk, hear, and use hands to finger, handle, or feel
+ Able to stand, walk, sit, and type 8 10 hours per day
