Our client, a Charlotte based commercial construction company is looking for a Preconstruction Manager/Estimator. The Precon Manager will assist the Director of Preconstruction with the preparation of all bids, budgets and proposals for new business and client presentations.
Responsibilities Accountable for responding to request for proposals, issuing invites to bid, plan takeoffs and preparing the project budget. Build and maintain subcontractor and vendor relationships. Contact subcontractors to confirm participation in bidding (sub coverage). Review construction documents and perform detailed takeoffs. Experience with On-Screen Take Off and/or Bluebeam preferred. Use templates to create budget/bid forms for submission to owners. Experience with MS Excel is required. Create and modify construction schedules incorporating all design, approval, lead times, estimating and purchasing activities. Experience with MS Project preferred. Ensure estimates are accurate, complete and reflect all elements needed for construction. Hold onsite pre-bid meetings with subcontractors. Ensure all potential risk factors have been evaluated and review proposals for submission with the Director of Preconstruction. Qualifications 3+ years of preconstruction experience. Bachelor's degree in construction management or associated qualification. If no degree held, a competent resume of estimating or project management experience is preferred. Capable of understanding plans and specifications and able to relay them effectively to subcontractors and owners. Strong working knowledge of construction means and methods, subcontractor capabilities and building materials. Familiarity with construction software for takeoff and preparing estimates. Proficient in MS office. Able to use scheduling software and capable of putting a working schedule together. Understanding of consultant's responsibilities and our obligations for Design Bid Build, Construction Manager at Risk and Design Assist delivery methods. Knowledge of local/municipality requirements.
