Reports to: Executive Director of Operations
POSITION SUMMARY: Provides managerial oversight for Dominican University related to capital construction projects as assigned. Responsible for ensuring projects are conducted in a timely manner as set forth in the construction documents, including administration, completion, and financial outcomes, as well as all construction project-related documentation. Verify that Contractors and Consultants are completing projects and meeting defined milestones as outlined by the project plan and the Associate Executive Director of Operations. Serve as liaison between Faculty, Staff, and the Plant Operations Department to ensure timely completion and campus coordination of the assigned project.
DUTIES AND RESPONSIBILITIES: Participate in all phases (planning, scheduling, and managing) of the design and construction process.Attend construction meetings and follow up on assigned construction projects and owner issues.Be the primary point of contact and maintain documentation throughout projects.Serve as liaison between the Village (permitting), Architecture Firm Representative, Consultants, University Staff, and Contractors to address owner's concerns and schedule.Track and maintain budget integrity on each project for committee review.Track and report on project progress within the timeline set up in construction documents.Verify all submittals, requests for information, change requests, and closeout documents in all project phases to ensure proper procedures are followed and properly documented in a timely manner.Coordinate with University Departments throughout each project.Manage the department's services and materials contracts for compliance and accuracy.Manage the construction manager contracts and architectural contracts (write the Request for Proposal, obtain and review multiple bids, award and negotiate contracts, review budgets and schedules at intermediate and final issues, support requests for information, and ensure compliance with contract requirements).Management of small construction projects (may self-perform architect and/or general contractor functions).Master space planning – Coordinate contracted campus master planners or develop options in-house for space use on campus.Obtain project bids and quotes and prepare a proposal for approval.Maintain organized files, emails, and other correspondences, and track any required records of current departmental contracts for departmental projects.Maintain departmental forms and spreadsheets.Attend meetings as required.Incorporate sustainability into construction projects.Member of SOS committee.Participate in the planning and execution of university sustainability practices.Perform other duties as requested, delegated, or assigned.KNOWLEDGE, SKILLS, and ABILITIES: Ability to set goals and establish methods of achieving them.Ability to coordinate multiple projects and solve problems simultaneously.Demonstrates understanding of construction contracts, pay requests, change orders, and other typical AIA Documents and Forms.Ability to work within a team environment.REQUIRED QUALIFICATIONS: Bachelor's degree in project or construction management, architecture or engineering, or related field.Experience working with electrical, mechanical, plumbing, roofing, civil and low-voltage projects.Previous administrative budget development and management experience.Experience in reading and understanding blueprints, construction drawings, bids, specifications, and other related construction documents.Previous construction site supervision, management, and review experience.Proficient in Google Suite and Microsoft Office, including Word, Excel, PowerPoint, Adobe Software, and Microsoft Project. Knowledge of CAD software is a plus.Flexible schedule may require nights and weekend availability.Physical Demands: Ability to spend long durations of the workday sitting at a desk and working on a computer.Ability to sit, stand, kneel, stoop, climb stairs, lift 50 lbs. or more with proper technique, and walk for extended periods of time.Ability to maneuver around construction sites, including climbing ladders and inspecting construction spaces.May be required to respond to emergency situations.Salary and FLSA Status: Salary: $100,000 - $116,000 annually.FLSA Status: Exempt, 37.5 hours.Comprehensive health, dental, and vision insurance.Retirement plan with employer matching contributions.Tuition remission for employees and their dependents.Flexible spending accounts (FSA).Generous paid time off (PTO).Employment at Dominican University is contingent upon the successful completion of a background investigation.
