Position Summary:
We are seeking a dedicated and detail-oriented Property Condition Assessment Inspector to join our team. This role is 100% field based and requires extensive travel throughout the state of Virginia. The primary responsibility of the Inspector is to conduct on-site observations and provide comprehensive documentation of the physical conditions of various properties. The ideal candidate has a keen eye for detail, excellent organizational skills, and a strong understanding of building systems and property maintenance standards.
\n Job Responsibilities:Travel safely to various project sites in the state of VirginiaConduct on-site inspections and walk-thru surveys of commercial, residential, and industrial properties to assess physical conditionsDocument property conditions, including structural components, building systems (HVAC, plumbing, electrical), roofing and exterior features in Property Condition Reports (PCR)Identify deferred maintenance, safety hazards, code violations, and other property issuesTake clear and accurate photographs to support observationsCompile detailed and organized reports summarizing property condition findings on a daily/project basisEnsure inspections comply with industry standards, local building codes, and client requirementsMaintain up-to-date knowledge of relevant building codes, safety regulations, and best practicesInterview property owners and key site personnel as needed to obtain information concerning the subject property's conditionReview repair and improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports and similar information to determine the condition of property as neededCoordinate schedules and manage logistics for site visits across the stateUtilize inspection tools, if required, to enhance assessmentsManage multiple projects simultaneously and communicate proactively with leadershipFollow all company safety procedures and policiesOther tasks as assigned Qualifications & Skills:Valid Driver's License with acceptable driving record and reliable transportation for statewide travelHigh school diploma or equivalentAbility to read and interpret construction documentsStrong attention to detail and analytical skillsAbility to read and comprehend simple instructions, detailed reports, short correspondence and memosAbility to write clear, concise, and professional reports of observationsAbility to effectively present information in one-on-one and small group situations to customers, clients and other employees of the organizationProficiency with technology including digital reporting software and Microsoft Office SuitePreferred Qualifications:Additional technical certifications in construction, engineering, or building inspection Familiarity with building systems (HVAC, plumbing, electrical) and property maintenance practicesCertification as a property inspector or other related credentialsPrevious experience with property condition assessments or real estate appraisalsKnowledge of state and local building codes in Virginia Working Conditions & Physical Requirements:Days and hours vary for this position but are typically Monday-Friday with some weekends and overtime and/or overnight work and travel as neededPhysical ability to climb ladders, enter confined spaces, and work outdoors in various weather conditionsRegularly exposed to outside weather conditions such as wet and/or humid environments, extreme cold and/or heat, dusty and noisy work environmentsField work on outside sites involving long-term standing, sitting and repetitive motionsAbility to use your senses to see (including close, distant and peripheral vision, depth vision and ability to focus), smell, hear and touch (use your hands to reach, climb or balance, crouch, stoop, crawl, kneel and sit)You may be required to drive hundreds of miles per day within the Mid-Atlantic regionOvernight stays may be required at timesAbility to regularly lift up to 40lbs. as needed#LI-LS1
