WinnCompanies is looking for Property Manager II to join our Homewood House located in Pittsburgh, PA. In this role, you will effectively manage, market, and maintain the apartment community and its residents and staff, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. The Property Manager II is responsible for managing the operations of a 38-unit property).
\n ResponsibilitiesMaintain optimum level of occupancy through wait list management and proactive marketingProcess timely and accurate move-ins, move-outs, and recertificationsSupervise and assist Assistant Property Manager or Occupancy Specialist with annual and interim recertifications in compliance with WinnCompanies guidelines, local, state, and federal regulations.Approve rental applications for multiple programs following property and agency standardsMaintain compliance with all state and federal program regulations relating to the propertyPrepare or oversee preparation for audits and inspectionsEnsure property compliance by maintaining the compliance percentage for Low Income Housing Tax Credit, or any other applicable programsEnsure the accuracy of HAP requests and TRACS filesWork with the WinnCompanies compliance department to investigate/resolve TRACS errorsReview monthly and quarterly reports and address discrepanciesManage marketing according to the Affirmative Fair Housing Marketing Plan and update as necessaryComplete the annual utility analysis for submission with the Rent Schedule to HUDEnsure the property and grounds are well maintainedComplete annual or periodic unit inspections and monthly building inspectionsResolve resident issues and conflicts in a timely manner and in accordance with site guidelinesComplete the annual owner's certifications required for the affordable programsComplete the monthly bond compliance reports and any other periodic reports required by the property's programs RequirementsHigh school diploma or GED equivalent.Minimum of 3 years' experience in property management, conventional market and tax credit.Minimum of 3 years' supervisory and leadership experience.Knowledge of property management.Knowledge of landlord and tenant laws.A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.Experience with computer systems, particularly Microsoft Office.Excellent customer service skills.Outstanding verbal and written communication skills.Ability to multi-task and manage a fast-paced office environment.Ability to manage and work with a diverse group of people and personalities.Superb attention to detail.Highly motivated, independent and a self-starter. Preferred QualificationsBachelor's degree.Experience with Yardi or RealPage property management software.Knowledge of LIHTC, HUD regulations and lease ups.Knowledge of marketing and leasing techniques.NAHP – CPL, SHCM, CAM (MA - C3P) designations.
