Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up. Our current pipeline consists of 2300+ apartments slated to begin construction over the coming 14 months in various states.

Role and Responsibilities: · Work with project team on setting up individual project folders, tracking reports, budgets, schedules, logistics plans, and corporate reporting.
· Assist with preparation of pro forma development budgets and property operating budgets under the direction of a Development Manager.
· Assist in the evaluation of properties and their development potential; identify areas of risk in the due diligence and conceptual design phase; assist in ordering and reviewing third-party reports
· Assist in the preparation, negotiation, and execution of consultant agreements
· Assist in the management of all aspects of the land use entitlement process with applicable government authorities
· Attend project and program meetings, and help to advance the project
· Coordinate project schedules, specifications, and reporting requirements for project partners
· Assist in ensuring project is on time, on or under budget, and built to highest standard of quality
· Assist with the coordination and management of all consultants to ensure that applications, permit submittals, and responses are delivered in a prompt manner
· Organize the process of identifying scope and analyzing proposals from consultants related to pre-construction site preparation
· Other research and analytical duties as necessary to support development execution such as City code and zoning research, impact fees, and easements.
· Organize and manage the FF&E process.
The responsibilities above are not all-inclusive. Qualifications and Education Requirements: · A minimum of 3 years Development experience on multifamily projects.
· Must have extensive knowledge using Microsoft Word and Excel.
· Bachelor's degree in construction management or related field is preferred.
· Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints.
· Proficient in effective communication and teamwork.
· Maintains a positive outlook and embraces a collaborative team approach.
· Shows responsibility and takes pride in their work.
· Knowledge of PC and of construction and business software, including scheduling, estimating, spreadsheets and word processing.
· Must have excellent written and verbal communication skills.
· Must have the ability to operate an automobile. Must have a valid state approved driver's license. Must be able to furnish a vehicle for use during the workday.
· Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up, and carry multiple projects through to completion.
Benefits: · Health, Dental, and Vision insurance, selective plans paid for by the Company, available after 60 days.
· 401K after 6 months of employment (3% company contribution).
· Paid Time Off (PTO) – accrual begins 90 days after start date.
· 6 paid holidays.
· 2 floating holidays per year.
· Paid Sick Time – 40 hours of paid sick time – Given at the beginning of every year. They may be used as vacation time. They do not roll over into the following year.
