As a trusted partner in the real estate industry, we aim to build long-lasting relationships with clients based on transparency, communication, and mutual success.With its rapid expansion and dedication to excellence, we stand as a leader in the property management sector, providing unparalleled service and support to landlords and tenants throughout Virginia.Responsibilities:DAILYOversee the day-to-day operations of multiple properties.Ensure properties are well-maintained, clean, and compliant with safety regulations.Monitor property performance metrics such as occupancy rates, leasing activity, and rental income.Implement efficient processes to streamline property operations and improve overall efficiency.Conduct regular property inspections to assess maintenance needs and identify potential issues.TENANT RELATIONS AND CUSTOMER SERVICEServe as the primary point of contact for tenants, addressing inquiries, concerns, and complaints promptly and professionally.Maintain positive relationships with tenants to foster tenant satisfaction and retention.Coordinate with leasing agents to facilitate the leasing process, including showing properties, screening applicants, and negotiating lease terms.Handle lease renewals, rent increases, and lease terminations in accordance with company policies and regulations.TEAM LEADERSHIP AND STAFF DEVELOPMENT:Lead and supervise a team of property management professionals, including leasing agents, maintenance staff, and administrative personnel.Provide guidance, training, and support to team members to ensure high performance and adherence to company standards.Conduct regular performance evaluations and provide constructive feedback to encourage professional growth and development.Delegate tasks and responsibilities effectively to optimize team productivity and efficiency.FINANCIAL MANAGEMENTPrepare and manage property budgets, including revenue projections, operating expenses, and capital expenditures.Monitor financial performance against budgetary goals and implement cost-saving measures as needed.Review and approve invoices, vendor contracts, and other financial documents related to property operations.Analyze financial reports and provide recommendations to management for improving profitability and maximizing property value.LEASING AND MARKETING:Develop and implement leasing strategies to attract and retain tenants, optimize occupancy rates, and minimize vacancy losses.Collaborate with marketing teams to create effective advertising campaigns and promotional materials to market available properties.Conduct market research and competitive analysis to identify trends, pricing strategies, and opportunities for improvement.Negotiate lease agreements and renewals with prospective and existing tenants, ensuring compliance with company policies and legal requirements.REGULATOR COMPLIANCEStay informed about local, state, and federal housing laws, regulations, and industry standards.Ensure properties comply with all applicable regulations, including fair housing laws, building codes, and zoning ordinances.Implement policies and procedures to mitigate legal risks and maintain compliance with regulatory requirements.Respond to legal inquiries, disputes, and litigation matters related to property management activities.OWNER AND INVESTOR RELATIONSFoster positive relationships with property owners, investors, and stakeholders by providingregular updates on property performance and financial metrics.Collaborate with owners and investors to develop and execute asset management strategies to maximize property value and return on investment.Prepare and present property reports, financial analyses, and investment proposals to stakeholders as needed.Address owner inquiries, concerns, and requests in a timely and professional manner.Qualifications:Sales ExperienceProperty Management ExperienceReal Estate License PreferredIf not currently licensed, obtaining a VA Real Estate License within 90 days is requiredFamiliarity with Property Management software (AppFolio) is a plusKnowledge of local Virginia real estate lawsAbout Company:We are a rapidly growing property management company, proudly serving the Northern Virginia area and beyond.
