Summary of Position: The Senior Director of Development will be responsible for leading the development team on executing all functions of the development process for multifamily and mixed-use real estate projects with a focus on planning, entitlement, financial analysis, and overall management from inception to stabilization for the division. The Senior Director of Development will directly report to the Division President as well as have access to multiple corporate leaders throughout the firm and is expected to manage multifaceted tasks concurrently and successfully for multiple projects.
Principal Duties and Responsibilities: Support Managing Director in managing, developing, and executing strategic plans and objectives to ensure achievement of agreed upon goals for shareholder value, owner satisfaction and Associate growth and development. Collaborate with the Division President to identify and underwrite new development opportunities including identifying market-specific economic and demographic data, rental comparable information, construction cost estimates, local permit and fee costs and local supply and demand statistics. Spearhead the identification and evaluation of potential sites for expansion and manage the execution of each new community. Partner with the Investments team to prepare informational packages for the internal investment committee as well as offering memoranda for equity partners and outside lenders. Oversee and implement all facets of the development process including planning, design, entitlement, construction and lease-up of the projects. Review civil and architectural plans to drive quality and cost effectiveness. Prepare, maintain, and monitor project budgets and formulate monthly project development reports. Initiate and sustain the financial projections, monthly draw requests and related analyses for the development and operation of the projects. Direct the internal project team and outside professionals in creating an effective strategy for the success of the projects and implementing that strategy. General Overview of Compensation & Benefits: We reasonably expect the base compensation offered for this position to range from $200,000 - $238,000 annualized, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations. This position may be eligible for performance-based bonuses as determined in the Company's sole discretion. This position will be eligible for company benefits in accordance with Company policy. Education and Experience Requirements: MBA with concentration in Real Estate, Finance, Civil Engineering, Building Sciences, or related field required. 8+ years of experience in real estate development (with an emphasis on multifamily), land development and project management and the demonstrated ability to build and direct effective teams to manage major development projects. Knowledge and understanding of development and construction practices. Excellent written, verbal, and interpersonal communication with the ability to manage up and down. Experience managing several projects simultaneously. Advanced Microsoft Office suite experience (Excel, PowerPoint, Word). Additional Requirements: Occasional travel within and outside designated region. Valid driver's license with a clean driving record. Physical Requirements: This is primarily a sedentary office position which requires the Senior Director of Development to have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs.
