The Senior Revenue Manager will be responsible for driving the company's Real Estate's revenue strategies and implementation across its multifamily portfolio.
The Manager will work closely with internal asset management colleagues as well as external third-party property management staff.
Key aspects of the role include understanding current operations and market conditions for investments across the national portfolio, recommending and implementing pricing strategies to improve revenue and operations, performing portfolio analyses, and presenting to key internal stakeholders, including the head of residential investment management.
PRIMARY RESPONSIBILITIES:

Drive portfolio-wide revenue optimizing strategies, leveraging internal tools and ad-hoc analysis as well as external benchmarking resources.
Implement and maintain revenue management systems and configuration parameters at all applicable investments.
Support manual pricing efforts at investments where applicable (i.e.
lease-ups, repositionings & affordable product).
Facilitate routine revenue strategy meetings with internal investment management team and third-party property management teams, utilizing data sources and operational knowledge to implement specific pricing strategies for renewals and new leases.
Act as an internal consultant and subject matter expert for all revenue optimizing strategies for the portfolio.
Stay informed on relevant macroeconomic trends and legislative changes in respective markets.
Host recurring performance review meetings with investment management team as well as senior leadership.
Review financial results and analysis, revenue management adoption behavior, amenity pricing performance, leasing velocity and conversion ratios, concessions usage, occupancy and retention levels and overall market conditions.
Facilitate ad hoc meetings and analyses as warranted, driven by changing market conditions or business strategy decisions.
Work with teams on annual business plan assumptions, due diligence underwriting inputs, internal valuation modeling assumptions and strategic disposition positioning.
Facilitate on-boarding process of acquisition assets including auditing starting rents, amenity premiums, and set up onto revenue management platforms.
Perform routine parameter and amenity pricing audits and update systems or manual pricing strategies based on analysis results.
Maintain ongoing training and continuing education on revenue management best practices and systems implementation.
Work with internal strategic analytics team and system developers to integrate revenue and pricing information into internal BI tools.
REQUIRED KNOWLEDGE/SKILLS/ABILITIES

Bachelor's degree or equivalent combination of education and experience.
5 years of experience in multifamily property management or related industry.
Analytical background and ability to learn new systems quickly.
Displays business acumen and understanding of organizational agility.
Experience using Microsoft office products; Microsoft Excel, Power BI, Power Point and Word.
Excellent communication skills, both written and verbal, with ability to influence others.
Strong project management skills required; ability to manage multiple priorities simultaneously.
Familiarity with industry standard revenue management software tools.
Ability to adapt to change and work well in an autonomous dynamic environment.
Ability to travel up to 20% and work outside normal business hours at times depending upon workload.
Demonstrated ability to proactively assess and address risk.
Experience delivering professional presentations and dealing with senior executives.
PREFERRED KNOWLEDGE/SKILLS/ABILITIES

5 years of experience in multifamily or hotel revenue management.
Experience working directly with institutional real estate ownership groups and JV partners.
Experience mentoring or training others.

The annual full time base salary range for this role is

$110,000.00 - $160,000.00

Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data.
Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval.
SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies.
All full time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K; in each case in accordance with the terms of the applicable plans.
