Position Summary The SVP of Acquisitions will be a key member of the team, working closely with the Executive Management team and reporting directly to the Chief Investment Officer. The position will lead multifamily acquisition activity for the western half of the United States. This includes the acquisition of existing assets and working with development partners to underwrite and acquire development sites. A key to success is meaningful relationships with developers and investment sale brokers as well as the ability to effectively underwrite potential multifamily investments. Responsible for all functions in the acquisition process including sourcing/identifying potential investments, financial underwriting and modeling, market analysis, due diligence, lead purchase and sale negotiations with existing asset sellers, lead joint venture agreement negotiations with developers, and prepare materials and present investments to CIO and Investment Committee.
Duties and Responsibilities Source and evaluate prospective acquisition opportunities in accordance with the firm's investment criteria in target markets and make recommendations to proceed with an investment to the CIO.Prepare underwriting on prospective acquisitions, which includes creating financial models and business plans.Prepare and present Investment Committee materials, including discussion memorandums, investor presentations, due diligence memorandums, and offering memorandums.Oversee acquisition process, including managing due diligence, performing site visits and market tours, ordering and reviewing third-party reports, and facilitating closing.Work with legal counsel to negotiate purchase and sale agreements, partnership agreements, and related documentation. Coordinate with legal counsel to prepare offering materials.Work with the Real Estate Team to source acquisition loans, participate in negotiation of term sheets and loan docs with the CFO and other finance individuals, and assist with the ongoing compliance of the various terms and covenants.Prepare investor materials including, but not limited to, investment summaries, private placement memorandum, webinars, and investor education materials.Assist CIO and the Sales team with pitching investment opportunities to our distribution partners and their investors.Interact with distribution partners, investors and advisors on an as-needed basis regarding market, property, and investment updates.Assist in the disposition of the assets and close-out of the investment vehicles.Develop relationships with brokers, principals, and developers.Identify and source strategic partners and vendors for all strategies.Qualifications and Skills Requirements Relevant Work Experience – Minimum ten years of relevant real estate and industry experience. Preferred experience includes multifamily acquisitions, development, investment sales and/or mortgage brokerage. High degree of proficiency in all aspects of underwriting, market research and financial analysis. Established track record of sourcing and closing transactions.Education – Bachelor's degree required, MBA a plus, from four-year college or university in Real Estate, Finance or related field; or equivalent combination of education and experience.Industry Knowledge – Comprehensive understanding of real estate markets, underwriting, and investment strategies. Established industry relationships with key stakeholders, including brokers, lenders, and developers. In-depth knowledge of current real estate trends, market conditions, and regulatory environments.Computer Skills – To perform this job successfully, an individual should be able to prepare concise and informative written presentations in MS Word, MS Power Point and skilled at financial modeling in MS Excel.Knowledge and Skills: Risk Management: Skilled in identifying and mitigating potential risks associated with acquisitions, including financial, operational, and market risks.Negotiation: Advanced negotiation skills with a track record of achieving favorable terms and closing high-stakes deals.Market Insight: Strong analytical skills to assess market conditions, identify trends, and make informed decisions based on comprehensive market analysis.Communication: Exceptional written and verbal communication skills, with the ability to effectively present complex information and influence stakeholders.Benefits and Salary Griffin Capital's salary ranges are determined by role, duration of direct experience, and internal and external pay equity considerations.
