www.quadreal.com Role Description We are actively searching for a Vice President, Capital Projects and Development based in Los Angeles or New York. This role will help to expand QuadReal's oversight of projects in mixed-use, multifamily, industrial, alternatives and office assets held in joint ventures and directly in the Americas region.
The Vice President will report to the Head of Americas Asset Management, based in New York, and work collaboratively with QuadReal's Investment and Portfolio Management teams as well as partners to ensure seamless execution of development and capital projects.
Responsibilities Oversight of development partners and consultants responsible for day-to-day execution of ongoing projects, master planning, entitlement, schematic/design development, and constructionEnsure successful delivery of projects by developing a broad understanding and critical mindset toward development and construction processes and principles corresponding to relevant marketsProactively manage partners and consultants to deliver on time and budget whilst optimizing value throughout the entire project lifecycle (design, construction, closeout, handover, buyout, etc.
)Review and analyze project budgeting, scheduling, and design specificationsMaintain working knowledge of partnership, development, construction, and other agreements.
Assist with negotiation of such documentsEvaluate critical path impact of entitlement, design and schedule changes; assess mitigation strategies to minimize risk and maximize returnsOversee Architectural, Engineering, and Construction consulting firms engaged to oversee JV partners at select projects across the portfolioManage capital projects (i.e.
tenant improvement, speculative buildouts, building repairs, etc.)
and capital budgeting within the wholly owned portfolioProvide support during due diligence (i.e.
review 3rd party reports, asset tours, opining on budgets/timing, value engineering, etc.
)Maintain and develop collaborative relationships with development partners, 3rd party consultants, and internal QuadReal teamsQualifications and Experience Experience – 10+ years experience in management of large-scale real estate capital and development projects/assets, with an emphasis on multifamily, industrial and office.
Other asset classes are a plus.
In-depth knowledge and experience in municipal planning and entitlement approvals, critically assessment of project budgets and specifications, managing joint venture development partners, evaluating building systems; understanding of conventional design, construction contracting practices, standard construction means and methodsEducation – Completed university degree with major in Real Estate Development, Architecture, Construction Management.
Completed graduate degree in one of these fields a plusCertification & Licensing – Architecture, Engineering, or Construction Management certifications/licenses are an asset but not requiredAnalytical/Technical – Excellent quantitative and problem-solving skills; detail-oriented and proficient in building and handling complicated data sets.
Ability to read, interpret and proactively critique architectural and engineering plans, review PCAs, and identify risks during due diligence.
Ability to assess and understand the cost/benefit analysis tied to underlying project returnsJudgement – Drive outcomes with a focus on risk management from an owner's perspective toward safeguarding quality and integrity of projects, partnerships, and QuadReal valuesCommunication – Excellent communication and presentation skills; succinctly articulate key themes and messages.
Ability to develop and sustain positive working relationships with external and internal project stakeholders; working collaboratively and assertively to achieve results in line with company goalsOrganization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change.
Comfortable following direction but also contributing to the directionSoftware – Proficient in Word, Excel, PowerPoint and Project.
Familiarity with AutoCAD, Revit, Power BI, Yardi Investor Plus, ProCore, Bluebeam Revu a plusRelationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance and move projects forward independentlyValues – Embrace and proactively support QuadReal's values and its culture of environmental sustainability and corporate and social responsibilityDon't have all of the above skills?
Don't worry, we still want to hear from you! The expected annualized base salary range for this role is $180,000 to $200,000.
The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual's skill, experience, education and training, the market compensation of the role, and the consideration to internal equity. QuadReal also offers a competitive total rewards package in addition to the base pay, which includes a performance-based incentive plan, long term incentive, comprehensive health & dental benefits, 401k plan and paid time off.
