Job Description
Your Team
The Vice President of Operations is responsible for the leadership, planning and development of the land development operations within the regional division. This includes traditional master-planned communities, the builder lot-servicing activities and providing underwriting and due diligence support to the land banking team. This role works closely with multiple internal departments for overall coordination of the division's land and (future) housing business. Leads land disposition activities with external builder partners and commercial developers. Directs and manages the land acquisition activities including pursuit, diligence, entitlement, and development.
Your Key Deliverables
Community Development / Lot Servicing
Provides vision and leadership for all master-planned communities within the Division
Executes on approved development plans for lot servicing activities
In conjunction with the Marketing Team, responsible for developing the builder programs, including segmentation and builder selection
Leads the development team in the delivery of finished lots, common infrastructure, parks and amenities on time, on budget and on vision
P & L responsibility for all community budgets, cash flows and schedules
Leads the development team in ensuring the quality and timeliness of products and services delivered by the Division
Actively stays abreast of new industry approaches, technology, and government policies, to keep Brookfield well-positioned to understand and realize new opportunities
Management and Leadership
Identifies and accesses top talent and relationships for the benefit of Brookfield Properties. Including external consultants, contractors, attorneys as well as internal talent within the Division.
Owns the relationship management of elected officials.
Manages and oversees development team resources in identifying limitations and possible alternatives
Ensures that timely and appropriate feedback is provided with respect to the performance and development needs of the development team
Provides direction, guidance, and support to ensure that corporate directives and policies are understood and achieved
Strategic Vision, Acquisition & Disposition
Lead the local team contributing to the authorship and delivery of annual business plan objectives.
Provide strategic input and analysis across all disciplines of the business
Lead the negotiation and sale of land and lots within existing communities. Including directing the legal, technical, municipal and development milestones needed to affect a sale
Help identify and pursue acquisition opportunities and lead the diligence, entitlement, design, and development of all new communities
Must Haves
Technical degree in Engineering, Business, Accounting, Finance or Urban Planning
10 – 15 years development management experience
Possesses strategic thinking, strong business acumen, and proven analytical capabilities
Significant levels of negotiation, interpersonal, and communication skills, ensuring the highest quality outcomes
Strong cross-functional capabilities and influence
Knowledge of local community-related Regulations, Policies and Guidelines
