Overview:
We are seeking a Vice President of Commercial Property Management to lead the management of our established and rapidly expanding commercial real estate portfolio. This role is crucial in helping transition our company from a traditional, paper-based operation to a more professional and streamlined organization using modern tools and processes.
The ideal candidate will bring extensive commercial property management experience, a local network of subcontractors and service providers, and expertise from a larger development firm, brokerage, or property management company. This individual will establish and implement quality policies and procedures to support the scale of our expanding portfolio.
Key Responsibilities: Oversee the management of a commercial property portfolio, ensuring high standards of service and tenant satisfaction. Lead the transition from paper-based processes to software-oriented solutions for property management operations. Develop and implement corporate-level policies and procedures to enhance expanding operations. Collaborate with local subcontractors and service providers, leveraging your existing network. Regularly visit properties to ensure on-site operations meet company standards. Provide leadership to the property management team and act as a key point of contact for stakeholders. Portfolio Management Oversee the day-to-day management of a portfolio of commercial properties, ensuring they are well-maintained and profitable. Develop and implement strategies to maximize property value and operational efficiency. Ensure compliance with local, state, and federal laws and regulations. Financial Oversight Prepare, review, and manage property budgets, including income, expenses, and capital expenditures. Monitor financial performance and ensure the portfolio meets revenue and profitability targets. Oversee rent collection and ensure lease terms are adhered to by tenants. Approve vendor contracts, invoices, and other financial obligations related to property operations. Leadership and Team Management Lead and manage property management teams, including property managers, administrative staff, and maintenance personnel. Provide mentorship and training to ensure team members align with company goals and values. Serve as a liaison between property management teams and executive leadership. Policy and Procedure Development Establish and enforce operational policies and procedures for the management of properties. Standardize practices across the portfolio to improve efficiency and maintain consistency. Drive initiatives to modernize property management operations, including implementing software solutions and data-driven processes. Tenant Relations Serve as the primary point of contact for high-profile or complex tenant issues. Negotiate lease renewals, amendments, and tenant improvement projects. Ensure tenant satisfaction to maintain high occupancy rates and long-term relationships. Vendor and Contractor Oversight Build and maintain relationships with subcontractors, service providers, and other vendors. Negotiate contracts and agreements for services, ensuring high-quality and cost-effective solutions. Oversee vendor performance and ensure compliance with contractual obligations. Risk Management and Compliance Ensure properties comply with safety regulations, building codes, and environmental laws. Develop and implement emergency preparedness and response plans. Manage insurance claims and risk mitigation strategies for the portfolio. Reporting and Analytics Provide detailed reports on property performance to senior leadership. Use data and metrics to inform decisions, highlight achievements, and identify areas for improvement. Forecast future property needs and prepare for growth or market changes. Requirements: Deep experience in commercial property management, with a proven track record of overseeing large portfolios. Background in a larger development firm, brokerage, or property management company with defined corporate processes. Strong knowledge of local markets, including network of subcontractors and service providers. Experience in modernizing property management systems and knowledge of relevant software. Ability to work on-site in with frequent travel to properties. They pay 80% of health insurance have a 401K with match and there is a bonus that accompanies this role.
