About the Opportunity This position reports to the Vice President, Construction Services.
Opportunity Requirements Be a self-motivator, possess excellent phone etiquette, convey a highly professional manner, and be well organized.Solid understanding of office procedures; excellent spelling & grammar; and highly computer literate with Microsoft Office suite and particularly with MS Word and Excel.Experience with Yardi preferred.Experience with SharePoint preferred.Prior experience with a real estate developer or general contractor preferred.Familiarity with lien release processes and procedures.Familiarity with insurance certificates and endorsements.Familiarity with reviewing and navigating construction drawings.Familiarity with navigating lease language and exhibits.Familiarity with construction closeout documentation procedures.Summary of Responsibilities Preparation of construction contracts, change orders, professional service agreements, and other related contract documents as required.Coordinate the processing of contracts with vendors, including the follow-up and communications regarding the timely execution and return of all contracts.Have a working knowledge of all contract documents including Prime Contract and Subcontracts.Coordinate the routing of all contract documents through Yardi and the Kilroy system.Coordinate insurance certificates with vendors and Kilroy staff as required by contract documents and Kilroy Corporate policies.Generate and maintain reports regarding status of contracts, change orders, and insurance.Set-up and maintenance of project files for record documentation.Close out of projects including guaranty/warranties, O&M's, and archiving of records.Provide follow-up and follow-through in tracking outstanding invoices, documents, etc. with vendors and internally at KRC.Maintain and update the master project lists and staff notes.Maintain and upgrade various construction documents and forms as needed.Miscellaneous clerical tasks including drafting letters, mailing, and research as needed and assigned.Scanning and mailing for the department as needed.Assist in special projects as assigned by senior management staff and project managers as required.Other duties as assigned.What We Offer At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $78,000 and $84,000, and your base pay will depend on your skills, experience, training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
