Construction Project Manager (Night Work)

Company Description Turner & Townsend Heery is seeking a Construction Project Manager (Night Work) with knowledge of design and construction; understanding of owner representation and requirements; knowledge of scheduling, cost control and project control techniques; must have excellent written, verbal, and analytic skills; understands the dynamic and enjoys working in collaborative team project environments.
The purpose of this position is to monitor construction projects for clients, with direct accountability for project delivery.
This individual should be a self-starter, and able to take initiative and drive activities with limited oversight.


The Project Manager coordinates all predesign/programming, design, procurement, preconstruction, construction, and close-out activities throughout the duration of the project and is the main point of contact between Turner & Townsend Heery, the Client, the Architect, the Contractor, and other Consultants.
This position establishes positive client relationships and is responsible for ensuring all aspects of services are delivered at the highest level to ensure the Client's needs are addressed.
The Project Manager is responsible for total management of the project, including the complete financial management of projects and the achievement of a profitable outcome.


Job Details:

This is a small renovation project to an existing building that is approximately 12 years old.
The scope consists of converting two large restrooms into multiple single use restrooms.
Converting workstations to 7 private offices and a conference room.
Converting approximately 30 workstations into a large training room with a divisible partition.
Additional spaces such as storage rooms and an IT closet will be constructed to support the offices, conference room and the AV for the training room.
In preparation for the above work, a modular building sized to accommodate 11 people will be installed inside of a nearby building.
All of the above work will require modifications to the existing MEP and fire suppression systems.
This work will be performed during off hours.


Responsibilities: Provides overall management and administration of pre-design, design, and construction and commissioning services.
Confirms that appropriate project authorization and funding is in place before activities begin; prepares cash flow projections and monitors financial performance.
Assures that all necessary jurisdictional approvals (such as MDE, DNR, WSSC) are obtained and that all applicable codes and standards are met.
Diligently pursues the timely completion of any punch list and project closeout activities.
Provides overall project cost control, schedule management and quality assurance for projects from the design phase through project closeout.
Anticipates potential problems that may jeopardize project success and identifies alternative solutions.
Assures that projects adhere to approved scope, are completed within budget, on schedule and at the prescribed level of quality.
Maintains project records and produces various reports.
Maintains critical project information in an automated project management system on a continuous basis.
Provides leadership to various individuals associated with each project.
Manages and/or coordinates activities of technical discipline team members, specialty consultants, construction inspectors, and project support staff.
Partners with planners during scope development, cost estimates and project scheduling and may assist maintenance and operation staff with warranty compliance.
Works closely with client representatives on a day-to-day basis.
Administers the process of selecting design professionals, consultants, and contractors, to design and construct capital projects.
This includes preparing scopes of work, soliciting for services, evaluating credentials, and interviewing potential contractors, evaluating references and past performance, and negotiating fees and services Establish and maintain a working relationship with the Client, based on a commitment to industry leading customer service that results in complete customer satisfaction and future project opportunities.
Manage the day-to-day project activities and resources to ensure projects and programs are proceeding according to scope, schedule, budget, and quality standards.
Set up project using through proper accounting procedures.
Understands project cost reporting systems and can use them to accurately communicate the financial status of a project.
Maintain project budgets.
Review design and contractors' payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of monthly Job Cost Reports, adequacy of contingency, review of lien waiver and other documentation submitted by the Contractor.
Review A/E and Contractor proposals for completeness, revise as necessary, and negotiate best possible contract.
Review contract drawings and specifications for completeness and general compliance with commonly accepted architectural /engineering best practices.
Conduct meetings with appropriate parties and prepare minutes.
Partner with the Client, Architect, and Contractor, and assist with job specific procedures and adjust progress as necessary to insure timely completion of project.
Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
Prepare or assist in preparation of documents (schedules, invoices, RFI's, submittals, change orders, meeting minutes, inspections, closeout, client presentations) for design and construction and maintain information in project management software.
Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.

Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
Minimum of five (5) years of progressively responsible experience, which includes managing multiple renovation projects, small (over $1M - $50M) and/or new construction projects.
Experience should also include managing A/E (design) consultant services and construction administration.
Must have been in position that demonstrates independent decision-making.
Demonstrated design and construction project management experience working with office, infrastructure upgrades, local government, renovation, and large new ground up projects with the ability to be highly effective in a client facing role.
Understanding of project and program management principles, methods, and techniques.
Familiarity with construction best practices, general building codes, and various building types and systems.
Ability to read and interpret construction drawings, specifications, submittals and plan documents, as well as developing contracts, request for proposals, or other project related documents.
Knowledge of the financial components that create payment applications, change orders, and other construction financial documents for project tracking and forecasting.
Possess the ability to manage multiple projects simultaneously and identify priority activities.
Self-directed and able to function with ease as part of a team and to effectively collaborate with internal and external resources.
Ability to advise at a strategic level during the project conception stage, including providing advice on the different approaches that can be adopted to successfully achieve the client's overall objectives.
Excellent written, verbal, and analytic skills.
Ability to work in a team environment.
Ability to build strong working relationships with clients and cross-functional team members.
Great time management skills.
Ensure that project is managed to the right quality standards, completed efficiently and on time.
Experienced working as an effective team member within the context of delivering a specific project.

Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
Excellent skills with Microsoft Office Suite.
Knowledge in MS Project, Bluebeam contracts, project management software, and construction practices.
Knowledge of utilizing project management information software systems.
E-Builder experience is preferred.
