Property Manager

RETS Associates is seeking a

Property Manager

for our client, a privately held owner of commercial and multifamily assets throughout Northern California, Oregon and Washington. Our client's headquarters are in

Berkeley, CA . The Property Manager will be responsible to oversee all aspects of day-to-day management of a 1.6MSF portfolio of retail and industrial assets.

Responsibilities:
Serve as the primary point of contact for tenants, vendors, local municipalities and community groups. Manage and update the contact databases, and digital files.
Conduct property visits/inspections and manage all follow-up action items. Obtain bids on vendor contracts and capital projects. Maintain online work order tracking system and follow up with tenants and vendors on routine requests. Review plans and oversee tenant improvement work.
Prepare budgets, secure multiple bids, negotiate contracts and execute improvements. Track expenses to ensure properties are managed to budget.
Review and approve non-recurring payables and budgeted expenses. Review GL reports monthly and assist in annual budget preparation. Review NNN escalations and reconciliations and Tenant collections as needed.

Requirements :
Minimum of 3 years commercial property management experience required specifically managing retail assets. Industrial experience is a plus.
Retail experience a must.
Ability to travel to Oregon and Washington on occasion.
