Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up. Our current pipeline consists of 2300+ apartments slated to begin construction over the coming 14 months in various states.

Principal Duties and Responsibilities: · Overseeing the preparation of due diligence and pre-development reports and assisting with presentations to city review boards and city councils. · During due diligence, work with Vice President to determine permit and impact fee costs and local supply and demand statistics. · Prepare pro forma development budgets and property operating budgets under the direction of the Vice President. · Evaluate properties and their development potential; identify areas of risk in the due diligence and conceptual design phase; order and review third-party reports. · Lead the selection of the most effective project team (architects, structural and MEP engineers, code consultants, communications consultants, traffic engineers, wetland's studies, environmental reporting, civil engineering, etc.). · Researching new and updated municipal programs and regulations as it relates to the development project. · Coordinates services of architects and engineers and other professionals in connection with the design phase of projects. Ensures that such professionals are providing services according to the project criteria set, and the project schedule and budget. · Extensive work with private equity partner to design project to fit in the financial model. · Work closely with the leadership to strategize city council meetings, community outreach, and ultimately obtain project entitlements. · Provides oversight for value engineering for all pre-development projects in order to achieve budgeted project objectives. · Participates in project OAC meetings. Meets regularly with city officials. · Mentors Development Associates in order to further the position's professional knowledge of the entitlement process. · Assist the Vice President with reviewing financial projections and monthly draw requests. · Reviews architectural plans, civil plans, consultant reports, MEP plans, interior design, FFE, and performance specifications for accuracy; identifies areas for costs savings and works with architects to produce plans that meet clients' budgets. The responsibilities above are not all-inclusive. Required Knowledge and Skills: · Bachelor's degree in construction management, finance, real estate development or equivalents is required. · A minimum of 5 years' multifamily development and construction experience is required. · Must have extensive knowledge using Microsoft Projects, Word and Excel. · Knowledge of construction management theory and practice. · Knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints. · Basic knowledge of construction building codes and building methods. · Knowledge of PC and of construction and business software, including scheduling, estimating, spreadsheets and word processing. · Must have the ability to operate an automobile. Must have a valid state approved driver's license. Must be able to furnish a vehicle for use during the workday. · Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with private equity partner by meeting or exceeding their requirements and expectations. · Must be able to communication clearly through different methods. · Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up and carry multiple projects through to completion. · Some of our projects or locations might require specialized job knowledge or experience. Ability to learn on the fly and absorb difficult material is essential. · Must be able to travel up to projects (and potential projects). They may be used as vacation time. They do not roll over into the following year.
