Stantec's New England Transportation group is looking for a Right of Way Agent in New Hampshire!
Stantec is seeking a Right of Way Agent that has experience in completing all phases of Right of Way.
Under the direction of a Project Manager, you will possess a good working knowledge of all right of way disciplines; title, permitting, acquisition and documentation.
This role does not require performing appraisals but must be able to coordinate and oversee the process of having appraisals completed as required.
This position is based out of the Auburn, NH office.
What Will You Be Doing?
Specific responsibilities of this role include, but are not limited to, the following:
Performs right of way title research activities, including the research of records and closings Familiarity of courthouse records, including but not limited to: Deeds, Leases, Easements, Mortgages, Deeds of Trust, Wills, Probate Records, Court Cases, Delinquent Taxes and any other instrument that may affect surface ownership Conduct title searches of up to 100 years; Analyzes titles and title reports Computes just compensation Digitally compile title abstracts illustrating a complete chain of title along with pertinent encumbrances that may directly impact proposed surface use Utilize online databases and public records to aide in landowner identification and title research (ie.
County GIS and other associated databases) Meets with owners and explains the acquisition (plans) and just compensation based either on an appraisal or the Waiver Valuation process acquisition documents Performs thorough quality control (QA/QC) of own work and that of others Prepares reports for weekly project status meetings and reports on the status of right of way acquisition Participates and collaborates in project team setting, engage in creative and critical thought and effectively communicate concepts and ideas to others Takes initiative on tasks and in coordinating with other members of the team Meeting with customers to secure signed easements Performs other right of way duties of a similar nature and level as assigned What Will You Need to Succeed? Thorough understanding of right of way laws Ability to solve problems using sound professional judgement, creativity and innovation Ability to multi-task on various tasks and projects Ability to read and interpret complex engineering drawings Ability to read and interpret land survey documents and right of way maps Familiarity with the provisions of the NHDOT Right of Way Manual as it applies to the acquisition of property Ability to read and understand real estate terminology Excellent written and verbal communication skills Exceptional organizational, planning, prioritization skills and attention to detail Must be comfortable using a variety of different technologies Ability to travel as 50% of your time is spent traveling Valid Driver's License Proficiency in MS Office Suite Technical degree/diploma/certificate or equivalent in related field; or equivalent combination of education and experience Minimum 3 years of experience within ROW/Title Research Position will primarily work in an office setting; may require some field work.
Employee may drive on company business to deliver plans or documents to reviewing agencies or clients or to attend meetings.
Occasionally visits construction sites or works in outside weather conditions.
